Major Responsibilities:

1. Perform facility and equipment maintenance in accordance with applicable codes and standards. Document through the use of the computerized maintenance management system (CMMS).
2. Maintain, troubleshoot, and repair mechanical equipment such as motors, pumps, conveyors, doors, fans, boilers, heat exchangers, and controls within defined parameters with moderate guidance.
3. Maintain, troubleshoot, and repair patient care equipment like beds, wheelchairs, carts, and tables where not maintained by other departments.
4. Maintain, troubleshoot, and repair mechanical/electrical systems including pneumatic tubes, HVAC, refrigerators/freezers, ice machines, commercial kitchen equipment, electrical, plumbing, piped medical gas systems, and water systems within defined parameters with moderate guidance.
5. Perform routine to moderately complex general maintenance tasks including grounds maintenance, carpentry, painting, and snow removal.
6. Respond to emergencies such as leaks, floods, water outages, fires, power outages, and equipment failures, following emergency response plans.
7. Address building occupant requests promptly and professionally. Conduct zone maintenance rounding and keep requesters informed of progress.
8. Conduct preventive maintenance and safety checks on equipment.
9. Inspect and repair fire doors, hardware, firewalls, and smoke partitions.
10. Read blueprints and maintenance manuals to complete assignments effectively.

Licensure, Registration, and/or Certification Required: None.

Education Required: High school diploma or GED equivalent.

Experience Required: 2-4 years of experience in equipment maintenance.

Knowledge, Skills & Abilities: Basic computer skills (CMMS, building automation, Microsoft Office). Good communication and interpersonal skills.

Physical Requirements and Working Conditions:

• Ability to sit, stand, walk, lift, squat, bend, crawl, reach above shoulders, and twist frequently.
• Lift up to 15 lbs. from floor to overhead, 50 lbs. from floor to chest, and carry up to 50 lbs. at waist level.
• Push/pull with 50 lbs. of force.
• Exposure to electrical and mechanical hazards; knowledge of safety precautions.
• Position requires travel and exposure to road/weather hazards.
• Operate all necessary equipment for the job.
