Job summary

Stratum LLC is seeking a Maintenance Technician I for our Sandy, Oregon community. This full-time role (32 hours) runs Friday through Monday, 8:00 AM – 5:00 PM, handling basic repairs across plumbing, electrical, carpentry, painting and related tasks to keep apartments well-maintained.

You’ll complete routine work orders, maintain common areas, assist with landscaping and safety initiatives, and help ensure a clean, safe living environment for residents.

Qualifications

• One year of maintenance, porter, janitorial, landscaping, construction, or related experience preferred.
• Basic knowledge of plumbing, electrical, carpentry, painting, and general repairs.
• Strong work ethic with a commitment to safety and quality.
• Ability to work independently and as part of a team.
• Valid driver’s license, reliable transportation, and proof of insurance.

Responsibilities

• Perform basic plumbing, electrical, carpentry, painting, drywall, flooring, and appliance repairs.
• Help maintain the cleanliness and appearance of the entire property.
• Complete routine work orders and preventative maintenance tasks.
• Maintain common areas, including the leasing office, clubhouse, fitness center, laundry rooms, restrooms, and model apartments.
• Perform landscaping duties including mowing, trimming, edging, fertilizing, and pruning.
• Conduct daily property walks and remove trash and debris.
• Assist with snow and ice removal to maintain a safe community.
• Help maintain pool areas, including basic pool upkeep and water testing.
• Pressure wash, paint curbs, and assist with general property upkeep projects.
• Support property inspections and safety initiatives.
• Accurately document completed work and maintenance activities.
• May occasionally assist in cleaning company Airbnb properties.

Physical Requirements

Requires lifting and carrying up to 50 pounds, climbing ladders up to six feet, using hand and power tools, operating landscaping equipment, and working both indoors and outdoors in varying weather conditions.
