Maintenance Technician
We are hiring a Maintenance Technician to provide residents with a great experience by maintaining the property appearance and operation. This role involves working with appliances, HVAC, plumbing, lighting, painting, landscaping, and more.
Responsibilities
- Perform and prioritize maintenance requests and service orders.
- Conduct minor electrical repairs, replace light fixtures, and maintain HVAC units (filters, coils, etc.).
- Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.
- Carry out plumbing repairs, including leak fixes and clogs.
- Paint interior units and perform touch‑ups of walls and woodwork.
- Prepare vacant units for new tenants (locks, fixtures, etc.).
- Maintain swimming pools and other landscape facilities.
- Follow safety and hazard communication programs and keep a safe work environment.
- Work irregular hours, including evenings, weekends, on‑call, and overtime as needed.
- Operate a motor vehicle to transport tools and materials.
- Perform other related duties as assigned.
Required Qualifications
- High school diploma or GED with 1–2 years of facility maintenance or mechanical repair experience.
- Valid driver’s license from the state of residence.
Preferred Qualifications
- Associate degree in a related technical or mechanical field.
- HVAC experience.
- Universal and/or Pool Certification.
- Commercial maintenance experience (plumbing, electrical, janitorial).
- Excellent people skills and ability to prioritize tasks effectively.
- Pass a criminal background check.
- Reliable transportation.

- Operate standard and specialized repair tools.
- Inspect units, grounds, and property to ensure standards are met.
- Expertise in HVAC maintenance and repair.
- Knowledge of appliance, lighting, and plumbing repair.
- Understanding of occupational health and safety regulations.
- Clear verbal and written communication with tenants and staff.
- Organize, prioritize, and meet deadlines.
- Customer service and problem‑solving skills.
- Read, interpret, and apply written repair instructions.
- Basic computer skills to use mobile devices.
Physical and Environmental Requirements
- Must sit, stand, bend, walk, use hands and fingers to control objects, reach, climb stairs, balance, stoop, kneel, crouch, crawl, talk, and hear.
- Capable of lifting 50 lbs individually and up to 100 lbs with assistive devices.
- Must read and interpret small details.
- Work primarily outdoors in adverse weather and exposure to dirt/dust.
