Job summary

BMOC, Inc. is hiring a Maintenance Technician for a student housing community in Downtown Madison. You will handle day-to-day repairs, plumbing and appliance issues, basic electrical tasks, and routine HVAC work.

You’ll own work orders from start to finish and support annual turnover with timely unit readiness. You’ll collaborate with the property management team to keep buildings safe, functional, and well maintained, while communicating professionally with residents and staff.

Qualifications

• 1-3 years of maintenance experience, preferably in apartments, student housing, or multifamily.
• Hands-on ability in plumbing, appliance repair, basic electrical, and general building repairs.
• Ability to work independently, prioritize multiple work orders, and finish repairs right the first time.
• Professional, respectful communication with residents and teammates.
• Comfort using a smartphone and mobile work order software.
• Your own basic set of hand tools.
• Ability to lift 50 lbs and work indoors and outdoors in all weather conditions.
• Valid driver's license and reliable transportation.

Responsibilities

• Complete maintenance requests promptly, accurately, and professionally.
• Diagnose and repair plumbing issues including leaks, clogs, faucets, toilets, and disposals.
• Repair appliances such as refrigerators, ovens, dishwashers, washers, and dryers.
• Perform basic electrical work: outlets, switches, fixtures, breakers.
• Handle HVAC tasks: filter changes, thermostat issues, basic troubleshooting; escalate to vendors as needed.
• Patching, painting, and general repairs to doors, locks, windows, flooring.
• Carry out preventative maintenance and unit inspections; support move-out/move-in turnover on tight timelines.
• Maintain common areas and exterior grounds; coordinate with vendors and ensure BMOC standards.
