About BMOC

BMOC, Inc. is a third-party property management company specializing in student housing, conventional multifamily, Greek housing, and commercial real estate. We are known for operational excellence, proactive maintenance, and well-run communities that residents and owners can count on.

The Role

We're hiring a Maintenance Technician for one of our student housing communities in Downtown Madison. This role is for someone who has moved beyond basic handyman work and can confidently handle most day-to-day repairs on their own, and who wants to keep building skills in HVAC, electrical, and building systems.

You'll work closely with our property management team to keep the building safe, functional, and well cared for. You'll own your work orders from start to finish and play a key role during the annual student turnover.

What You'll Do
  • Complete maintenance requests promptly, accurately, and professionally
  • Diagnose and repair common plumbing issues, including leaks, clogs, faucets, toilets, and garbage disposals
  • Troubleshoot and repair appliances such as refrigerators, ovens, dishwashers, washers, and dryers
  • Perform basic electrical work, including outlets, switches, light fixtures, and breakers
  • Handle routine HVAC tasks such as filter changes, thermostat issues, and basic heating and cooling troubleshooting, escalating to vendors when needed
  • Complete drywall patching, painting, and general repairs to doors, locks, windows, and flooring
  • Carry out preventative maintenance and unit inspections to catch problems early
  • Support annual move-out and move-in turnover: unit inspections, repairs, punch lists, and make-ready work on a tight timeline
  • Maintain common areas and exterior grounds
  • Coordinate with outside vendors and confirm their work meets BMOC standards
  • Keep work orders and records accurate in our mobile maintenance system
  • Take part in an after-hours on-call rotation for emergencies
What We're Looking For
Required
  • 1-3 years of maintenance experience, preferably in apartments, student housing, or multifamily
  • Hands-on ability in plumbing, appliance repair, basic electrical, and general building repairs
  • Ability to work independently, prioritize multiple work orders, and finish repairs right the first time
  • Professional, respectful communication with residents, including college students, and with teammates
  • Comfort using a smartphone and mobile work order software
  • Your own basic set of hand tools
  • Ability to lift 50 lbs and work indoors and outdoors in all weather conditions
  • Valid driver's license and reliable transportation
Preferred
  • Exposure to HVAC systems or heat pumps
  • EPA 608 Certification, or willingness to obtain it
  • Prior experience with student housing turnover
Compensation
  • $23-$27/hour, based on experience and demonstrated capability
  • Eligibility for a year-end bonus based on property profitability and individual performance
Benefits
  • Health, dental, and vision insurance
  • Life insurance
  • 401(k)
  • Paid time off and holidays
  • Ongoing training, including support toward HVAC and EPA certifications
  • A clear path to advance into senior technician roles as you grow
What Makes Someone Successful at BMOC
  • Takes ownership instead of waiting to be told what to do
  • Solves problems and thinks ahead
  • Takes pride in getting it right the first time
  • Communicates clearly and professionally
  • Treats the property as if they owned it

Employment is contingent upon successful completion of a background check.
