Job summary

VOA Illinois is seeking a Maintenance Technician in Chicago, IL to perform routine maintenance, repairs, and property inspections for a safe, well-maintained living environment. You will collaborate with the Property Manager and HMII staff to handle turnovers, service requests, and cleanliness across indoor and outdoor spaces.

The role requires at least 2 years of property maintenance experience, English fluency, and a valid driver’s license.

Qualifications

• High School Diploma (or equivalent); fluency in English required.
• Minimum of 2 years of experience in property maintenance.
• Experience in janitorial, custodial, or facilities work preferred.
• Ability to perform beginning-to-intermediate mathematical functions.
• Strong organizational and customer service skills.
• Demonstrated ability to work with diverse individuals.
• Reliable transportation to travel to and from job sites.
• Proven diagnostic skills and hands-on maintenance across appliances, HVAC, electrical, plumbing, carpentry, painting, roofing, pest control.

Responsibilities

• Support the property team in maintaining budgeted cost guidelines.
• Order supplies, parts, and equipment; notify Property Manager of needed purchases.
• Assist with unit turnover to ensure apartments meet rent-ready standards for showings and move-ins.
• Conduct regular property inspections and complete maintenance/repairs as needed.
• Follow company safety policies and use required safety equipment.
• Perform safety inspections and maintain proper key control procedures.
• Clean and sanitize restrooms, offices, common areas, hallways, and other assigned spaces.
• Collect and dispose of trash and recycling according to procedures.
• Maintain knowledge of property layout, including utility shut-offs and safety features.
• Attend safety meetings and comply with OSHA, EPA, and other safety regulations.
• Ensure proper labeling, storage, and handling of hazardous materials.
• Address safety and security issues (lighting, hazards, repairs).
• Respond to maintenance requests promptly and ensure timely follow-up.
• Provide strong customer service to residents and staff.
• Perform exterior grounds maintenance, including landscaping and seasonal upkeep.
• Complete snow removal and ice control to ensure safe property conditions.
• Collaborate with HMII maintenance team members on shared projects across sites.
• Exhibit cultural competence while serving diverse communities.

Pay: $20.50 - $24.60 per hour ($42,640 - $51,168 annually)

Position Summary

The Maintenance Technician performs routine maintenance, repairs, and property inspections to maintain a safe and functional living environment. This role works closely with the Property Manager, and collaborates with HMI maintenance staff to complete tasks, unit turnovers, and service requests, and maintains cleanliness of the property, including indoor and outdoor spaces while ensuring quality and timely service for residents.

What You’ll Do

• Collect and dispose of trash and recycling according to procedures.
• Maintain knowledge of property layout, including utility shut-offs and safety features
• Attend safety meetings and comply with OSHA, EPA, and other safety regulations
• Ensure proper labeling, storage, and handling of hazardous materials
• Address safety and security issues (e.g., lighting, hazards, repairs)
• Respond to maintenance requests promptly and ensure timely follow-up
• Provide strong customer service to residents and staff
• Perform exterior grounds maintenance, including landscaping and seasonal upkeep
• Complete snow removal and ice control to ensure safe property conditions
• Collaborate with HMII maintenance team members on shared maintenance projects and repairs across multiple sites

Work Environment & Schedule

• Full-time, in-office position averaging 40 hours per week
• Valid driver’s license required
• Community-based travel required for property maintenance requests
• Ability to lift up to 50 lbs.
• Physical demands include manual labor, use of tools and equipment, and frequent movement throughout the property. Regular lifting, bending, climbing, and standing are required, along with ongoing communication with staff and residents.

Preferred

• Experience working in residential or multi-unit housing environments
• Familiarity with preventative maintenance programs and work order systems
• Basic knowledge of safety regulations and compliance standards (e.g., OSHA)
