Qualificações

The successful candidate will help maintain apartments, common areas, and the property's exterior while providing responsive service to residents.

MAINTENANCE TECHNICIAN

Burlington Capital Properties is looking for a dependable Maintenance Technician to join the team at Cottages of Henderson in Henderson, Kentucky. This position is ideal for someone with hands‑on maintenance experience who takes pride in keeping a property safe, functional, and well‑maintained. The successful candidate will help maintain apartments, common areas, and the property's exterior while providing responsive service to residents.

Schedule

Full‑Time | Monday–Friday | 8:00 AM–5:00 PM | On‑call rotation required, including evenings and weekends. On‑call scheduling details will be discussed during the interview process.

The Successful Maintenance Technician Will

• Complete routine and general repairs throughout apartments, buildings, common areas, and grounds.
• Respond to maintenance requests and keep the supervisor informed of work progress, outstanding requests, and apartment preparation needs.
• Prepare vacant apartments for new residents by completing necessary repairs and make‑ready work.
• Perform routine property inspections and address maintenance concerns to help maintain the property's appearance and functionality.
• Review work completed by outside contractors to ensure it meets property expectations.
• Assist with groundskeeping and exterior upkeep to maintain curb appeal.
• Monitor maintenance expenses and communicate supply or repair needs to the supervisor.
• Follow applicable federal, state, and local health and safety codes, laws, and standards.
• Inspect and maintain shared facilities and amenities, including laundry rooms, common area restrooms, and playgrounds.
• Keep the maintenance shop, equipment, and work areas clean and organized.
• Participate in resident activities and other property needs as requested by management.
• Participate in the required on‑call rotation and respond to maintenance needs as assigned.

Required Skills & Experience

• High school diploma or GED required.
• Minimum of 1–2 years of maintenance experience or experience in a related trade required.
• Previous apartment maintenance experience preferred.
• Working knowledge of general maintenance, plumbing, electrical systems, and building repairs required.
• HVAC certification preferred.
• Trade school education or an associate degree in a related field is a plus.
• Ability to identify maintenance issues, complete repairs, and determine when additional assistance is needed.
• Ability to follow instructions, prioritize work orders, and work independently with minimal supervision.
• Strong communication and customer service skills when working with residents, coworkers, vendors, and contractors.
• Valid driver's license and acceptable motor vehicle record required.
• Must provide basic tools necessary to perform apartment and building maintenance.

Physical Requirements

• Ability to sit, stand, walk, bend, stoop, kneel, reach, push, and pull throughout the workday.
• Ability to climb stairs and ladders as needed to complete maintenance tasks.
• Ability to lift and carry tools, equipment, and materials as required.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to move throughout the property, including apartments, common areas, maintenance spaces, and grounds.
