Job summary

Burlington Capital Properties in Henderson, KY is seeking a dependable Part-Time Maintenance Technician to support our apartment communities. You will perform interior and exterior repairs, prepare vacants, and ensure safe, clean common areas while delivering friendly service to residents.

This role offers 25–29 hours weekly, with on-call hours as needed, and requires a high school diploma and two years' maintenance experience. HVAC knowledge and a valid driver's license are preferred.

Qualifications

• Two years of maintenance or related experience required.
• HVAC certification preferred, but not required.
• Valid driver's license and acceptable MVR required.

Responsibilities

• Perform interior and exterior repairs to apartments, common areas, buildings, and grounds.
• Complete vacant apartments to make-ready status according to established procedures.
• Communicate regularly with the supervisor regarding service requests, make-readies, and maintenance needs.
• Inspect work completed by outside contractors.
• Inspect and maintain exterior areas to support property appearance and curb appeal.
• Follow applicable health and safety codes, laws, and standards.
• Inspect laundry facilities, fitness centers, common area restrooms, and other shared spaces to ensure proper functioning and cleanliness.
• Assist with trash pickup and general property upkeep.
• Participate in resident functions as requested by management.
• Participate in on-call coverage as directed by management.
• Provide professional and responsive service to residents, employees, vendors, and the general public.

PART-TIME MAINTENANCE TECHNICIAN

Schedule

Part-Time | 25–29 Hours Per Week | Monday-Friday | Some on-call hours may be required

The Successful Maintenance Technician Will

• Perform interior and exterior repairs to apartments, common areas, buildings, and grounds
• Complete vacant apartments to make-ready status according to established procedures
• Communicate regularly with the supervisor regarding service requests, make-ready units, and maintenance needs
• Inspect work completed by outside contractors
• Inspect and maintain exterior areas to support property appearance and curb appeal
• Follow applicable federal, state, and local health and safety codes, laws, and standards
• Inspect laundry facilities, fitness centers, common area restrooms, and other shared spaces to ensure proper functioning and cleanliness

Required Skills & Experience

• High school diploma or GED required
• Minimum of two years of maintenance or related experience required
• Working knowledge of HVAC, plumbing, electrical systems, appliance repair, and general building maintenance
• HVAC certification preferred, but not required
• Valid driver's license and acceptable motor vehicle record required
• Reliable transportation
• Basic tools required to perform apartment and building maintenance
• Ability to follow directives and work independently with minimal supervision
• Ability to communicate effectively and understand basic written and verbal instructions in English
• Ability to interact positively and professionally with residents, employees, vendors, and the general public
• Ability to work some on-call hours as needed

Physical Requirements

• Ability to bend, stoop, sit, stand, and walk throughout the workday
• Ability to climb stairs and ladders, reach, push, pull, and carry tools and materials
• Ability to lift and carry up to 75 pounds
• Ability to perform maintenance tasks in apartments, buildings, common areas, and exterior property areas
