Burlington Capital Properties is seeking an experienced Maintenance Technician to join the team at Fairview Cove in Tampa, Florida. This full-time role includes an on-call rotation for evenings and weekends, and a schedule of 8:00 AM to 5:00 PM, Monday through Friday.

You will troubleshoot HVAC, plumbing, electrical systems and appliances, perform repairs, prepare vacant apartments, and maintain the safety and curb appeal of the property.

Qualifications

• Requires HS diploma or GED.
• HVAC certification required.
• 1–2 years maintenance experience minimum.
• Knowledge of plumbing, electrical, HVAC, and general building trades.

Responsabilités

• Perform interior and exterior repairs to maintain apartments, common areas, buildings, and grounds.
• Respond to resident service requests and update supervisor on status.
• Complete vacant apartments to make-ready status.
• Troubleshoot and repair HVAC, plumbing, electrical systems, appliances, and general maintenance.
• Inspect work by outside contractors and raise concerns to management.
• Maintain exterior curb appeal through regular maintenance.
• Inspect common areas for cleanliness and proper operation.

Burlington Capital Properties is seeking an experienced Maintenance Technician to join the team at Fairview Cove in Tampa, Florida. We are looking for a dependable, hands‑on individual who takes pride in their work and understands the importance of maintaining a safe, clean, and comfortable community for our residents. The ideal candidate will have strong troubleshooting skills, attention to detail, and the ability to provide responsive, professional service.

The position requires participation in an on‑call rotation for emergency maintenance needs during evenings and weekends. The on‑call schedule will be discussed during the interview process.

The Successful Maintenance Technician Will:

• Perform interior and exterior repairs to maintain apartments, common areas, buildings, and grounds according to established procedures.
• Respond to resident service requests and communicate regularly with the supervisor regarding work order status and completed work.
• Complete vacant apartments to make‑ready status according to established procedures.
• Troubleshoot and perform repairs involving HVAC, plumbing, electrical systems, appliances, and general building maintenance.
• Inspect work performed by outside contractors and communicate any concerns to management.
• Perform and inspect exterior maintenance to help maintain the property's curb appeal.
• Regularly inspect common areas to ensure proper operation, cleanliness, and overall condition.
• Follow all applicable federal, state, and local health and safety codes, laws, and standards.
• Participate in resident functions and community activities as requested by management.
• Respond to emergency maintenance needs as part of the property's on‑call rotation.
• Assist with other duties and special projects as requested by management.

REQUIRED SKILLS & EXPERIENCE:

• High school diploma or GED equivalent required.
• HVAC certification required.
• Minimum of 1-2 years of maintenance experience or experience in a related field required.
• Working knowledge of plumbing, electrical, appliance repair, HVAC, and general building trades required.
• Ability to troubleshoot maintenance issues and determine appropriate solutions.
• Ability to work independently while following established procedures and directives.
• Strong organizational and problem‑solving skills.
• Ability to communicate effectively and professionally.
• Ability to interact positively with residents, employees, vendors, and the general public.
• Valid driver's license and acceptable motor vehicle record required.

PHYSICAL REQUIREMENTS:

• Ability to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in various positions for extended periods.
• Ability to lift, carry, push, and pull tools, equipment, appliances, materials, and other items necessary to perform maintenance duties.
• Ability to safely use hand tools, power tools, ladders, and other equipment required for maintenance work.
• Ability to work both indoors and outdoors in varying weather conditions.
• Ability to perform hands‑on maintenance and repair work as required.
• Ability to respond to emergency maintenance needs during scheduled on‑call periods.
