Investment Property Group is seeking a dedicated Maintenance Technician to support operations at Prado Verde Estates (181 homes) in Westminster, CA. The role ensures buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, and functionality.

Responsibilities include irrigation repairs, lawn care, tool operation, trash-out duties, morning property inspections, and coordinating with management.

Qualifications

• 1+ year experience as a Maintenance Technician at a multi-family community.
• Ability to operate power tools and mechanical equipment safely.
• Strong time management and problem-solving skills.
• Physical ability to perform daily tasks (lifting, bending, standing).
• Professional interaction with residents and staff.

Responsibilities

• Represent IPG professionally at all times.
• Perform irrigation repairs and general lawn care as needed.
• Operate power tools and equipment safely (mowers, trimmers, blowers).
• Use a chainsaw to cut and remove large tree limbs or debris.
• Maintain cleanliness of common areas, lawns, walkways, and parking areas.
• Inspect and maintain irrigation systems; adjust sprinklers and valves as needed.
• Assist with the inspection of the property and all common areas each morning.
• Clean toilets, scrub floors, and remove litter around the property and offices.
• Perform trash-out duties and transfer items to dumpsters/storage areas.
• Report maintenance or safety issues promptly to management.
• Respond to after-hour emergencies on an as-needed basis.
• Other tasks assigned by Maintenance Supervisor, Community Manager or Regional Manager.
