Job summary

Investment Property Group is seeking a Maintenance Technician for Prado Verde Estates in Westminster, CA. The role focuses on building and grounds upkeep, irrigation, and general maintenance to keep common areas safe and well maintained.

Candidates should have 1+ years of experience in maintenance at a multi-family community, be skilled with power tools and chainsaws, and capable of performing physical tasks while prioritizing safety and resident satisfaction.

Qualifications

• 1+ years maintenance experience at a manufactured or multi-family community of 100+ units.
• Knowledge and safe use of power tools and mechanical equipment; ability to interact professionally with residents, staff and visitors.
• Time management and problem-solving skills.
• Ability to perform physical tasks (walking, standing, lifting, bending, etc.).

Responsibilities

• Represent IPG in a positive, professional manner at all times.
• Perform irrigation repairs and general lawn care as needed.
• Operate power tools and equipment safely (mowers, trimmers, blowers).
• Use a chainsaw to cut and remove large tree limbs or debris.
• Maintain cleanliness of common areas, lawns, walkways, and parking areas.
• Inspect and maintain irrigation systems; adjust/repair sprinklers and valves.
• Assist with property inspections of all common areas daily.
• Trash-out duties and removal of abandoned items.
• Report maintenance or safety issues to management; respond to after-hours emergencies as needed.

Position Overview:

• Job Title: Maintenance Technician
• Salary:$24.00 - $28.00 per hour, depending on qualifications, education, and prior experience

We are seeking a dedicated Maintenance Technician to support the operations at a manufactured housing community, Prado VerdeEstates (181 homes), located in Westminster, CA. This position involves performing technical and mechanical work that ensures the physical aspect of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities:

• Represent Investment Property Group in a positive and professional manner at all times.
• Perform irrigation repairs and general lawn care as needed.
• Operate power tools and equipment safely (mowers, trimmers, blowers, etc.).
• Use a chainsaw to cut and remove large tree limbs or debris that fall on property.
• Maintain cleanliness of common areas, lawns, walkways, and parking areas.
• Inspect and maintain irrigation systems; adjust, repair, or replace sprinklers and valves as needed.
• Assist with the inspection of the property and all common areas each morning and address areas that require attention.
• Vacuum, sweep, clean toilets, take out the track, scrub floors, disinfect hallways, and remove litter around the property, breezeways, stairwells, community rooms, and leasing office.
• Perform trash-out duties, including removing abandoned furniture, trash and boxes, and transferring the items to dumpsters or storage areas.
• Report maintenance or safety issues promptly to management
• Respond to after-hour emergencies on an as-needed basis
• Other tasks assigned by Maintenance Supervisor, Community Manager or Regional Manager.

Qualifications & Requirements:

• 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units.
• Must possess knowledge and skills in the safe use and maintenance of power tools and mechanical equipment Ability to interact professionally with community residents, staff members, and visitors.
• Time management and problem-solving skills.
• Ability to perform physical tasks, including walking, standing, lifting, bending, and pulling throughout the workday.
• Ability to identify areas for improvement and offer suggestions to improve efficiency, productivity, and profitability of the property.

What Will Make You Stand Out:

• Experience with and comfortable with operating a chainsaw to cut and remove large tree limbs and debris that fall on to property.
• Irrigation repair and troubleshooting experience.
• Skilled in basic plumbing repairs, such as fixing or replacing outdoor spigots and water connections.
