Morgan Ridge Apartments in Winston-Salem is hiring a Maintenance Technician who brings those skills to the job and can apply them consistently across a full residential property.
The bulk of your days will be service requests: diagnosing and repairing issues in occupied units across plumbing, electrical, and general carpentry. HVAC troubleshooting will come up often, and candidates with EPA Type II or Universal certification will find that background directly applicable. CPO certification is a plus if pool maintenance is part of the property’s scope.
The physical side of this role is real and worth knowing upfront. You'll be on your feet most of the day, climbing stairs and ladders, working in tight spaces, and lifting up to 50 lbs. That's routine, not occasional. You'll also carry on-call rotation responsibilities, meaning after-hours emergency calls are part of the job. The Service Manager provides support during those calls, which matters when something complicated comes up at an inconvenient hour, but you'll still need to be reachable and ready to respond.
A valid driver's license is required. Strong English communication skills are necessary for resident interactions and for accurately processing work orders and safety documentation.
Most applicants can handle basic repairs. What separates a solid maintenance tech from an average one at a residential property is HVAC competency and the ability to troubleshoot before calling for outside help. A tech who can accurately diagnose a refrigerant issue, a faulty capacitor, or a drainage problem saves the property time and money, and keeps residents from waiting days for a fix.
