Woodcreek Apartments in Fairview, Oregon is hiring a maintenance technician to diagnose problems, repair plumbing, HVAC, and appliances, and contribute to the preventative maintenance program.

Apartment maintenance work is fundamentally diagnostic. Anyone can swap a part when told what's wrong. The technician who builds a real career is the one who reads a symptom, traces it to a root cause, and fixes it before a resident files a second request. That's the skill set Woodcreek Apartments in Fairview, Oregon is hiring for, and it's the skill set this role will sharpen further.

Woodcreek is a 70-unit community operated by Investment Property Group, a private firm that owns and manages roughly 150 properties across 13 states. At this scale, IPG has standardized processes for work orders, preventative maintenance schedules, and inventory control, which means you're walking into structure rather than improvising from scratch. The schedule runs Tuesday through Saturday, 8am to 5pm, with participation in an after-hours on-call rotation. Overtime pay applies to on-call hours worked. Compensation lands between $24.00 and $28.00 per hour depending on your background.

What the Work Actually Looks Like

A typical day moves between reactive and proactive tasks. You'll work through assigned work orders covering plumbing, HVAC, appliances (refrigerators, stoves, washers, dryers), and general building systems, diagnosing problems before pulling materials from inventory. You'll also walk the property and common areas to catch issues before residents do, contributing to the preventative maintenance schedule that keeps deferred costs from piling up. Communicating clearly with management about what's needed, including re-order requests and efficiency improvements, is part of the job too. This is a one-technician-style community role, meaning you have real ownership over the physical condition of the property.

What This Role Requires vs. What It Builds

Coming in, you need at least one year of multifamily maintenance experience, solid hands-on knowledge of plumbing, HVAC, and appliance repair, and your own set of hand tools. Customer service matters here as much as technical skill. Residents interact with maintenance more than almost anyone else on a property team, and how you handle those moments directly affects retention.

What this role builds is systems thinking. Working within IPG's standardized procedures across a mid-size community gives you exposure to how a regional operator tracks maintenance performance, manages costs, and connects upkeep to occupancy goals. Technicians who develop that broader operational awareness tend to move into lead or maintenance supervisor roles, because they stop seeing individual repairs and start seeing how those repairs affect NOI.
