Investment Property Group is seeking a Maintenance Technician for Woodcreek Apartments, a 70-unit community in Fairview, OR. You will perform hands-on maintenance, respond to service requests, and ensure the property's buildings, grounds, and common areas meet high standards of cleanliness, safety, and functionality.

The role offers an hourly wage of $24.00 to $28.00, with an on-call rotation and overtime pay for after-hours work.

Qualifications

  • 1+ years’ experience as a Maintenance Technician at a multifamily community of 100+ units.
  • Experience with plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.).
  • Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
  • Strong interpersonal skills and the ability to foster positive relationships with residents and collaborate with team members.
  • Must be able to respond to after-hour emergencies and participate in on-call rotation schedule.
  • A positive attitude and ability to work well as part of a team.

Responsibilities

  • Diagnose defects, complete repairs, and follow established policies, procedures, safety standards, and code requirements.
  • Perform preventive maintenance and track inventory; return unused items to the proper location and notify supervisors of re-ordering needs.
  • Complete assigned work orders and respond to resident requests promptly and professionally.
  • Maintain the property’s buildings, grounds, amenities, and common areas to meet company standards for cleanliness and safety.
  • Assist with inspections and upkeep of the property to detect maintenance issues.
  • Contribute to occupancy goals by delivering quality maintenance services.

Position Overview:
  • Job Title:Maintenance Technician
  • Salary:$24.00 - $28.00 per hour, depending on qualifications, education, and prior experience
  • On-Call Rotation Schedule:Participation in after-hours on-call rotation schedule is required; overtime pay is provided for on-call hours worked

Position Summary:

We are seeking a dedicated Maintenance Technicianto join our team at WoodcreekApartments, a 70-unit apartment community located in Fairview, OR. As a part of a community-focused team, you will play a vital role in serving residents with care, responding to service requests promptly and professionally, and take pride in maintaining the property to the highest standards. This position involves performing technical and mechanical work that ensures the physical appearance of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

How you will make an impact:
  • Represent Investment Property Group in a positive and professional manner at all times.
  • Complete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Perform general community and facilities maintenance under minimum supervision in a manner that meets optimum quality and efficient production.
  • Promote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactions.
  • Assist with inspections and upkeep of the property and all common areas daily to detect maintenance problems that require attention.
  • Follow a preventative maintenance schedule.
  • Contribute to the achievement of occupancy goals and promote quality living experience for residents by effectively performing maintenance tasks
  • Serve as a resource for management and assistant in the development and communication of more efficient methods of maintaining the apartment community
  • Participate in after-hour and emergency coverage rotation schedule.
Qualifications & Requirements:
