Job summary

AWI Management Corp. is seeking a reliable Maintenance Technician to care for an 80-unit community in Santa Rosa, CA. This part-time role (20-30 hours weekly) focuses on keeping the property safe, clean, and well-maintained for residents.

You’ll handle maintenance requests, basic repairs, landscaping, and preventive tasks, collaborating with the Property Manager and vendors. Housing knowledge and strong communication help you succeed in this role.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to keep systems in good working order.
• Maintain grounds and landscaping for strong curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with the Property Manager to order supplies and manage vendors.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations appropriately.
• Follow company policies and procedures.

Experience with general building maintenance and landscaping is preferred, and experience with affordable housing programs (HUD, LIHTC, or RD) is a plus.

What You’ll Do

As the Maintenance Technician, you will help ensure the property is well maintained, safe, and welcoming for residents and visitors.

• Completing maintenance requests and work orders in a timely manner
• Performing general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs
• Assisting with preventative maintenance to ensure building systems remain in good working condition
• Maintaining the grounds and landscaping to support strong curb appeal
• Assisting with annual apartment inspections and identifying maintenance needs
• Working with the Property Manager to coordinate vendors and order supplies
• Maintaining positive relationships with residents, vendors, and staff
• Reporting lease or house rule violations when observed
• Responding appropriately to emergency maintenance situations
• Following company policies and procedures

Basic Requirements

• Reliable transportation
• Authorized to work in the United States
