Job summary

AWI Management Corp. is seeking a skilled Maintenance Technician to help maintain a 50-unit apartment community in Lancaster, CA. This part-time role supports safe, clean, and well‑maintained living spaces for residents.

You will handle work orders, basic plumbing, electrical, carpentry, painting, and groundskeeping, coordinate with the Property Manager, and respond to emergencies while upholding company policies and standards.

Qualifications

• Good communication and interpersonal skills.
• Ability to interact positively with residents, vendors, and team members.
• Strong organizational and time management abilities.
• Ability to prioritize tasks and meet deadlines.
• Ability to follow written and verbal instructions.
• Computer literacy (Outlook, Teams, Work Order Ticketing System).
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to ensure building systems remain in good working condition.
• Maintain the grounds and landscaping to support strong curb appeal.
• Assist with annual apartment inspections and identifying maintenance needs.
• Coordinate with the Property Manager to order supplies and vendors.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations following procedures.
