Job summary

AWI Management Corp. is seeking a skilled Maintenance Technician to uphold safety and quality across a 100-unit community in Lancaster, CA.

The role emphasizes reliable upkeep, responsive maintenance, and strong resident relations to create welcoming environments for residents. The ideal candidate has experience in general building maintenance and landscaping, with HUD/LIHTC/RD housing familiarity considered a plus.

Qualifications

• Reliable transportation.
• Authorized to work in the United States.
• Valid driver’s license.
• Access to a personal smartphone with email, messaging, and app functionality (usage reimbursed).
• Experience with building maintenance and landscaping is preferred.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks (painting, cleaning, plumbing, electrical, carpentry).
• Assist with preventative maintenance to keep systems in good condition.
• Maintain grounds and landscaping for curb appeal.
• Assist with annual apartment inspections and identify needs.
• Coordinate with the Property Manager to arrange vendors and supplies.
• Maintain positive relationships with residents, vendors and staff.
• Report lease or house-rule violations observed.
• Respond to emergency maintenance situations as needed.
• Follow company policies and procedures.

WhatYou'llDo

As the Maintenance Technician, you will help ensure the property is wellmaintained, safe, and welcoming for residents and visitors.

Key responsibilities include:

• Completing maintenance requests and work ordersin a timely manner
• Performing general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs
• Assisting with preventative maintenance to ensure building systemsremainin good working condition
• Maintaining the grounds and landscaping to support strong curb appeal
• Assisting with annual apartment inspections and identifyingmaintenance needs
• Working with the Property Manager to coordinate vendors and order supplies
• Maintaining positive relationships with residents, vendors, and staff
• Reporting lease or house rule violations when observed
• Responding appropriately to emergency maintenance situations
• Following company policies and procedures

• General building maintenance skills including plumbing, electrical, carpentry, and painting
• General groundskeeping and landscaping experience
