Job summary

CCH - (Christian Church Homes) in Odessa, TX is seeking a Maintenance Technician II to oversee day-to-day maintenance at assigned properties and ensure safe, sanitary housing for residents.

You will work with the Property Management team to perform electrical, plumbing, HVAC, carpentry, and general repairs, with a focus on timely unit make-ready (3–5 days) and proactive safety compliance.

Qualifications

• High School diploma or GED preferred.
• Minimum of two years as a Maintenance Tech or similar.
• Experience in apartment maintenance or construction.
• Proficiency with Microsoft Office 365 and Yardi preferred.
• Ability to quickly learn the organization’s systems.
• Strong analytical and problem-solving skills.

Responsibilities

• Contribute to caring and positive working and living environments for all employees and residents
• Assist in enforcing safety regulations by identifying and reporting and/or correcting safety hazards
• Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc, as needed
• Maintain and repair all aspects of physical building, outdoor areas, parking areas, and individual units including electrical, plumbing, HVAC, etc.
• General carpentry duties to prepare apartments for move-in; including cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etc.
• Make ready units should be completed within 3-5 days of the unit being released to the office
• Move common space furniture, supplies, and equipment.
• Requests tools, equipment, and supplies needed; safely stores and safeguards tools, equipment, and chemicals.
• Regularly tracks supplies and orders new supplies as needed and in coordination with supervisor.
• Regularly attends staff meetings and assigned trainings
• Enter completed work orders into the Software system with all detailed information pertaining to each repair
• Other duties as assigned.

Job Summary

A Maintenance Technician II oversees the day-to-day maintenance operations of assigned properties. The Maintenance Technician is a key member that ensures the upkeep and safety of the property and will jump in and work alongside the team. Work involves indoor and outdoor environments and flexibility to adapt to unplanned events, while remaining resourceful and efficient. Reporting + Organizational Relationships

This position will report directly to the Community Manager and does not have supervisory responsibilities.

Compensation & Classification

CCH is committed to paying competitive wages. The salary range for this position is $21.22 - $25.67 outside of California. Based on CCH’s compensation philosophy, the majority of new hires are brought in at the minimum of the salary range. CCH has a competitive benefits package with health, dental, vision, and life insurance, 8% of an employer contribution for retirement, and more. This is a full-time, non-exempt position. This position is based at a Disciples Village I & II, located at 2430 and 2440 East 11th Street, Odessa, TX 79761.

Physical Demands

Generally extensive physical exertion is required. Prolonged periods of walking, bending, climbing, manual manipulations and use of hand tools. Must be able to regularly lift, move and carry items over 50lbs. Physical demands also include continual sitting, typing, and repetitive computer use for up to 8 hours a day. The position also requires frequent communication with others, including hearing and speaking clearly with individuals and groups, in person and via phone and video calls. These demands are representative of those that must be met to successfully perform the job’s essential functions.
