As a Maintenance Technician, you’ll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work:

Flats at Douglas is located in the historic Old Orchard District, near the University of Toledo, Promedica, Toledo Hospital, and many major employers. Our apartments feature 1, 2, and 3 bedrooms with desirable amenities, including pet-friendly policies, espresso cabinets, quartz countertops, wood-style plank floors, stainless steel appliances, pendant lighting, and water included in rent. Ask about our one-bedroom plus den, ideal for a home office or guest bedroom!

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. Participate in an on-call rotation with the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high standards.
• Maintain the exterior and common areas of the community, such as grounds, breezeways, and shared spaces, ensuring cleanliness and a welcoming environment.
• Perform swimming pool maintenance and ensure compliance with health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Adhere to OSHA standards and safety policies, reporting hazards or concerns promptly.
• Use property resources, tools, and supplies efficiently and safely, maintaining equipment properly.
• Collaborate with the maintenance team and other departments to meet property goals and foster teamwork.
• Maintain a professional appearance by wearing the required uniform and ensuring a neat, approachable look.
• Perform other duties as assigned by management.

What You’ll Bring:

• High school diploma or equivalent.
• Basic English communication skills for instructions and resident interactions.
• Previous experience in general maintenance, including HVAC, electrical, plumbing, and appliances, is preferred.
• EPA Certification (Type I and II) is preferred; may be required in some locations.
• Basic computer skills, including using maintenance management software and email.
• Strong problem-solving skills and effective communication with residents and team members.
• Ability to walk frequently, and occasionally stoop, kneel, crouch, or crawl. Capable of lifting/moving loads up to 50 lbs. and using a ladder.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.
