Maintenance Worker Job Description
The Maintenance Worker is responsible for maintaining the cleanliness and safety of the community by performing various upkeep duties. Essential responsibilities include:
- Performing upkeep of floors, including carpet cleaning, deodorizing, and sanitizing in a timely manner to accommodate other duties.
- Stripping, sealing, and waxing tile floors as necessary.
- Inspecting hallways daily for carpet cleaning needs.
- Performing community trash removal at the start of each workday.
- Completing all duties at a reasonable pace, prioritizing safety and attention to detail.
- Reporting equipment malfunctions or breakdowns to the supervisor.
- Reporting all hazardous conditions immediately to the supervisor or appropriate manager.
- Notifying the supervisor of shortages in supplies.
- Ensuring maintenance items are stored safely to prevent injuries to residents, staff, and visitors.
- Being available for after-hours recall, weekends, and holidays in case of maintenance emergencies.
- Obtaining proper authorization before entering any apartment.
- Reporting all on-the-job injuries following company procedures.
- Respecting residents' rights to privacy and confidentiality during interactions.

Qualifications, Skills, and Educational Requirements
- High school diploma.
- At least one year of experience in a related field.
- Effective communication skills with management, staff, residents, families, and external contacts.
- Proficiency with maintenance equipment necessary for the job.
- Patience and ability to work with ill, disabled, or emotionally upset seniors.
- Willingness to work beyond normal hours to resolve issues or complete tasks.
