Responsibilities

• Unit Turnover & general repairs: perform lighting, drywall patching, caulking, door hardware replacements, and prep units for new flooring.
• Electrical work: install fixtures, fans, outlets, switches; test and troubleshoot wiring.
• Plumbing: clear drains, replace fixtures, repair water lines and heaters.
• HVAC: swap motors, capacitors, thermostats, and diagnose systems.
• Appliance repair: fix ice makers, dishwashers, and related components.
• Carpentry & structural: repair subflooring and install doors.
• Pool care: vacuum, test chemicals, and manage pool openings/closings.
• Grounds and admin: daily grounds care, operate tools, manage orders, and be on-call rotations.

Join Our Team: Maintenance Technician

Pay Range:

$17.00 – $22.00 / hour (commensurate with experience)

Position Overview

Are you a proactive, resourceful problem solver with a strong technical mindset? We are looking for a skilled, detail-oriented Maintenance Technician to elevate our property management team! In this dynamic role, you will power our daily operations-mastering everything from rapid-response service requests and seamless unit turns to complex trade repairs-keeping our grounds pristine and our residents delighted.

Key Responsibilities

• Unit Turnover & General Repairs: Execute light painting, precise drywall patching, caulking, and door lock/deadbolt replacements. Remove old carpet, padding, and vinyl flooring to prep units for fresh flooring installations.
• Electrical Work: Safely install light fixtures, ceiling fans, outlets, switches, and emergency lighting. Utilize electrical testing meters to expertly troubleshoot shorts and wiring issues.
• Plumbing Services: Clear waste lines, snake drains, pull toilets, and replace shower cartridges, garbage disposals, faucets, shutoff valves, and toilet flanges. Repair supply/drain lines and maintain water heaters.
• HVAC Maintenance: Swap fan motors, contactors, capacitors, thermostats, and air filters. Keep condensate drain lines clear and systematically diagnose heating/cooling systems.
• Appliance Repair: Decode failure codes, clear defrost drains, repair ice makers, and install stove elements, infinity switches, hard start kits, and dishwashers.
• Carpentry & Structural: Restore subflooring, hang interior/exterior doors, and resolve core structural maintenance tasks.
• Pool Care & Operations: Oversee routine vacuuming, chemical testing, and backwashing. Manage seasonal pool openings/closings, replace filter sand, repair plumbing lines, and track chemical inventory.
• Grounds, Operations & Admin: Elevate community curb appeal through daily grounds cleanup, pressure washing, breezeway maintenance, and seasonal snow/ice management. Effortlessly track work orders and parts orders via tablet, keep the shop stocked and structured, and join our rotating after-hours on-call team.

Qualifications

• Hands-on background in general facility maintenance, residential trades, or unit turns.
• Diagnostic expertise across electrical, plumbing, HVAC, or appliance repair is a major advantage.
• Exceptional customer service mind-set, clear communication skills, and a collaborative team spirit.
• Participate in a shared, rotational after-hours on-call schedule.
