Job Summary

Kaftan is looking for a Maintenance Technician. The Maintenance Technician is responsible for maintaining the day-to-day operations and the physical assets of the property under the direction of the Property Manager. The ideal candidate will be skilled in troubleshooting and resolving mechanical issues, ensuring the property operates smoothly according to safety standards, and fulfilling service requests and repairs promptly and accurately. The role requires applying maintenance and customer service skills to ensure all physical aspects of the property meet company standards and legal requirements. Work may be performed independently or as part of a maintenance team. This position operates within an environment committed to Fair Housing laws and Equal Employment Opportunity.

Responsibilities

1. Perform maintenance tasks such as electrical, plumbing, carpentry, masonry, and painting.
2. Troubleshoot daily work orders for residents, prioritize service requests, and complete them in a timely manner.
3. Prepare vacant units for new residents, ensuring they meet company standards and checklists. Perform repairs to make-ready units efficiently.
4. Maintain the exterior grounds, including seasonal duties like snow removal and pool maintenance, and ensure grounds are free of litter.
5. Conduct walk-throughs of the entire property to verify everything is in working order and address any issues to maintain curb appeal.
6. Inspect buildings, grounds, and common areas regularly to identify preventative maintenance needs and safety hazards.
7. Prepare for governmental or mortgage inspections as required.
8. Ensure fire extinguishers, hydrants, alarms, and emergency exits are in excellent working condition at all times.
9. Schedule external contractors for specialized repairs, following approval from the Property Manager or Regional Property Manager, and use contract labor when cost-effective.
10. Be available for quick response and on-call duties as assigned, including 24-hour on-call responsibilities.
11. Ensure physical aspects of properties meet company standards, legal requirements, housing codes, and OSHA standards.
12. Work with the Property Manager to control expenditures within budget constraints.
