Job summary

Rise Association Management Group is seeking a Maintenance Technician to keep client properties in excellent condition. The role involves interacting with staff and clients and handling mechanical systems, upkeep, and repairs across various building areas.

The position requires Make-Ready experience, proficiency in English and Spanish, and at least two years in facilities maintenance, preferably in high-rise settings. A strong customer-service mindset and valid driver's license are important.

Qualifications

• Make-Ready experience, flooring reset, drywall -tape, float, texture, paint, trim, weather seal door and windows.
• Proficiency in English and Spanish required.
• Minimum of 2 years in facilities maintenance, preferably in high-rise buildings.
• General maintenance skills in carpentry, electrical, HVAC, and plumbing.
• Pool maintenance experience: certification preferred or willingness to obtain.
• Preferred certifications in plumbing, HVAC, and electrical systems.

Responsibilities

• Project and Bid Management: manage maintenance projects, gather bids, and align proposals with scope of work.
• Vendor and Contractor Relations: work with vendors and contractors to ensure strong relationships for successful outcomes.
• CPO, Pool Maintenance: brush, vacuum, balance chemicals; certification preferred or willingness to obtain.
• Exterior and interior maintenance: painting, drywall repair, texture work.
• Boiler, electrical, plumbing, and HVAC diagnostics and repairs.
• Work orders: daily property walks, coordinate priorities, follow up, close out.

Position Overview:

As a Maintenance Technician, you will be responsible for performing a range of maintenance tasks to keep our client properties in excellent condition. This role requires interaction with staff and clients and involves handling mechanical systems and performing various maintenance and repair duties.

Key Responsibilities:

• Project and Bid Management: You’ll play a critical role in managing maintenance projects, gathering bids, and ensuring proposals align with the scope of work. Familiarity with RFPs and understanding how to evaluate and present bids effectively to our property management team will be essential.
• Vendor and Contractor Relations: Experience in working with vendors and contractors is vital, ensuring strong, collaborative relationships for successful project outcomes.
• CPO, Pool Maintenance: Brushing, vacuuming, daily chemical balance, CPO certification preferred or willingness to obtain.
• Perform exterior and interior maintenance tasks, painting, drywall repair, and texture work.
• Conduct boiler diagnostics and repairs.
• Handle plumbing, basic electrical work, and HVAC diagnostics and repairs.
• Perform general upkeep tasks such as power washing, debris removal, and porter services.
• Work order process, daily property walks, coordinate priorities, follow up, update, and close out work order.
• Execute scheduled preventative maintenance plans.
• Inspect building equipment, systems, and facilities regularly.
• Oversee vendor and contractor inspections.
• Carry out daily and weekly porter assignments

Required Skills, Knowledge, and Experience:

• Make-Ready experience, flooring reset, drywall -tape, float, texture, paint, trim, weather seal door and windows.
• Proficiency in English and Spanish required.
• Minimum of 2 years in facilities maintenance, preferably in high-rise buildings.
• General maintenance skills in carpentry, electrical, HVAC, and plumbing. Knowledge of high-rise building systems and safety procedures.
• Pool maintenance experience: certification preferred or willingness to obtain. Preferred certifications in plumbing, HVAC, and electrical systems.
• Strong internal and external customer service skills.
• Valid driver’s license, reliable transportation.

Additional Information:

• Monday through Friday, 8 am to 5 pm, with potential evenings and weekends as needed.
• Be available for after-hours emergencies and work flexible hours, including weekends
• Majority of work involves standing, with activities including walking, bending, kneeling, and lifting or moving objects up to 50 lbs.
