Job summary

CA Mgmt is looking for a Maintenance Technician in Phoenix, Arizona. You will assist in maintaining properties by performing various repair tasks, including plumbing, electrical work, HVAC maintenance, and pool care. A strong service orientation and knowledge of general maintenance practices are required.

The ideal candidate will have experience as an apartment turn technician and must be bilingual or fluent in English. The position entails working 40 hours a week, with some evenings and weekends as needed.

Qualifications

• General knowledge in Plumbing, Electrical, Pool Maintenance, HVAC, Carpentry, Landscape Maintenance, Appliances, and OSHA standards.
• Knowledge of building systems.
• Service orientation.
• Basic computer skills.
• Experience as an apartment turn technician or make-ready technician is highly desirable.
• HVAC and CPO certification preferred.
• Bilingual or English speaking.

Responsibilities

• Assist in the completion of make-ready units and maintain adequate supply.
• Troubleshoot and correct minor HVAC failures and other repairs.
• Address resident service and maintenance requests timely.
• Perform necessary repairs on vacant units.
• Conduct daily pool care and maintain safety standards.
• Inspect property for safety hazards.
• Keep the property clean and maintained.
• Share on-call duty with service team members.
• Maintain accurate records regarding maintenance tasks.

Scope Includes, but is not limited to:

• Assist in the completion of make‑ready units to Chamberlin standards and maintain an adequate supply of make‑ready units for the Community.
• Troubleshoot, diagnose and correct minor air conditioning and/or heating failures, appliance repairs, plumbing problems, painting, minor carpentry, and drywall repairs.
• Address resident service and maintenance requests in a timely manner.
• Perform necessary repairs and preventative maintenance on vacant units as they become available.
• Perform daily pool care, ensure the pool is in proper chemical balance and the area is free of safety concerns.
• Re‑key locks and cut keys.
• Inspect the property for safety hazards that may pose a liability and correct the hazard, informing the Manager of Facilities and Service of the issue.
• Keep the property free of weeds, rake rocks, remove trash, keep sidewalks clear, periodically power wash, and maintain community amenities in working order.
• Share on‑call duty with service team members, be readily available to go to the property if needed, and wear uniform.
• Assist in monitoring inventory of materials, parts, and supplies.
• Maintain accurate records regarding preventive maintenance, service requests, expenditures, apartment make‑ready status, work in progress, etc.

Requirements:

• General knowledge in the following areas: Plumbing, Electrical, Pool Maintenance, HVAC, Carpentry, Landscape Maintenance, Appliances, and OSHA-related standards.
• Knowledge of building systems.

• Basic computer skills.
• Experience as an apartment turn technician, make‑ready technician, or work order technician is highly desirable.
• HVAC and CPO certification preferred.
• Bilingual or English speaking.

Work Hours:

• 40 hours a week, Monday‑Friday during property business hours.
• Evenings and weekends may be required as circumstances warrant.
