Job summary

Texas Apartment Association is seeking an Apartment Maintenance Technician (HVAC Certified) to maintain the community’s facilities and ensure a safe, clean living environment for residents.

The role covers HVAC, plumbing, electrical, carpentry, and preventive maintenance, with service requests and make-readies. On-call rotations and compliance with safety policies are required.

Qualifications

  • High school diploma or GED required.
  • EPA Section 608 Certification required (Universal preferred).
  • Minimum 2 years apartment maintenance experience.
  • Valid driver’s license and reliable transportation.

Responsibilities

  • Diagnose and repair HVAC systems and components.
  • Perform routine preventive maintenance on HVAC and equipment.
  • Troubleshoot plumbing, electrical, and carpentry issues.
  • Prepare vacant apartments for occupancy (make-ready).
  • Respond to emergency maintenance calls on or off-hours as needed.

Apartment Maintenance Technician (HVAC Certified)

The Apartment Maintenance Technician is responsible for maintaining the physical integrity of the community and ensuring a safe, clean, and well-maintained living environment for residents. This position performs a variety of maintenance tasks, including HVAC, plumbing, electrical, carpentry, appliance repair, and preventive maintenance. The Maintenance Technician works closely with the Community Director and Maintenance Supervisor to provide excellent customer service and timely completion of work orders.

Essential Duties and Responsibilities
  • Complete resident service requests in a timely and professional manner.
  • Diagnose and repair HVAC systems, including air conditioners, heat pumps, furnaces, and ventilation equipment.
  • Perform routine preventive maintenance on HVAC systems and community equipment.
  • Troubleshoot and repair plumbing, electrical, appliance, and carpentry issues.
  • Prepare vacant apartments for occupancy by completing make-ready tasks.
  • Conduct inspections of buildings, grounds, and common areas to identify maintenance needs.
  • Maintain pools (where applicable), amenity areas, and grounds in accordance with company standards and local regulations.
  • Respond to emergency maintenance calls during and after business hours as required.
  • Ensure compliance with all OSHA, EPA, Fair Housing, and company safety policies.
  • Maintain accurate records of completed work orders and preventive maintenance activities and enter them into the software system.
  • Assist with inventory management and ordering of maintenance supplies and equipment.
  • Provide exceptional customer service to residents, vendors, and team members.
Qualifications
Required
  • High school diploma or GED.
  • Minimum of 2 years of apartment maintenance experience.
  • EPA Section 608 Certification (Universal Certification preferred).
  • Valid driver's license, and reliable transportation.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance.
  • Ability to use hand tools, power tools, and maintenance equipment safely.
  • Ability to work on an on-call rotation schedule and respond to emergencies.
Preferred
  • HVAC Certification from an accredited trade school or technical program.
  • CPO (Certified Pool Operator) Certification, (where applicable).
  • CAMT (Certified Apartment Maintenance Technician) Certification.
  • Bilingual (English/Spanish) skills are a plus.
  • Completed NSPIRE training.
Physical Requirements
  • Frequently lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to perform tasks requiring manual dexterity and physical stamina.
