Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician to join our Groveport, Ohio community. You’ll be responsible for timely service requests, unit turnovers, exterior and pool maintenance, and safety compliance, reporting to the Property Manager. A strong background in HVAC, electrical, and plumbing is preferred.

High school diploma or equivalent is required, with basic English and computer skills. EPA Type I/II is preferred; on-call duties are part of the role.

Qualifications

• Minimum high school diploma or equivalent required.
• Basic English communication to interact with residents and team.
• Previous general maintenance experience including HVAC/electrical/plumbing.
• EPA Type I/II preferred; may be required in some locations.
• Basic computer skills and email proficiency.

Responsibilities

• Complete resident service requests timely, including after-hours emergencies.
• Perform unit turnovers and make-readies for new residents.
• Maintain exterior and common areas to keep a welcoming environment.
• Perform pool maintenance and ensure health and safety standards where applicable.
• Identify issues proactively to minimize disruptions and improve efficiency.
• Adhere to OSHA standards and report hazards promptly.
• Use tools and supplies safely and manage inventory.
• Collaborate with maintenance and other departments to hit property goals.
• Maintain a professional uniform and appearance.

As a Maintenance Technician, you’ll play a crucial role in creating a well‑maintained and welcoming community for our residents. This full‑time, non‑exempt position reports directly to the Property Manager.

With easy access to US-33 and shopping and dining options, The Baylor will meet one’s everyday needs. Inside our modern one, two, and three‑bedroom Groveport apartments, residents will find a fully equipped kitchen with pantry and island, spacious walk‑in closets, a master bedroom with dual closets, and a private patio or balcony.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after‑hours and emergency needs. You will participate in an on‑call rotation with the rest of the maintenance team.
• Execute unit turnovers and make‑readies for new residents to meet move‑in deadlines with high‑quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem‑solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on‑call duties.
