Job summary

Coastal Ridge Real Estate seeks a Maintenance Technician for its Newark, OH community. You’ll handle resident requests, turnovers, exterior/common area upkeep, and pool maintenance while reporting to the Property Manager.

Ideal candidates have general maintenance experience (HVAC, electrical, plumbing), EPA Type I/II preferred, and can lift up to 50 lbs with on-call duties and teamwork focus.

Qualifications

• High school diploma or equivalent required.
• General maintenance experience with HVAC, electrical, plumbing is preferred.
• EPA Certification (Type I and II) preferred; may be required locally.

Responsibilities

• Respond to resident service requests, including after-hours and emergencies.
• Perform unit turnovers and make-readies for new residents to meet deadlines.
• Maintain exterior and common areas for a clean, welcoming environment.
• Handle pool maintenance and health/safety compliance where applicable.
• Proactively address issues to improve property efficiency and safety.

• Collaborate with team and other departments to reach property goals.
• Maintain professional appearance and uniform; participate in on-call duties.

As a Maintenance Technician, you'll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property's value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work:

Trailhead Vista is a brand-new luxury apartment community in Newark, OH, offering one- and two-bedroom apartments for rent. Designed by Columbus-based architect ArchAll, the garden-style apartments will feature an elevated living experience with apartment amenities such as stainless steel appliances, 9-foot ceilings, granite countertops, tile backsplashes, vinyl plank flooring, and in-unit washers and dryers. Trailhead Vista apartments will also feature an expansive clubhouse, resort-style swimming pool, fitness center, pet park, coffee station, and secure parcel room. Residents will have access to the adjacent TJ Evans Trail, a 14.2-mile walking/cycling trail connecting Newark and Johnstown.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.

What You’ll Bring:

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including the ability to use maintenance management software and email systems.
• Strong problem-solving skills and ability to communicate effectively with residents and team members.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
