Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor to oversee the facilities at Dixon House and Madison House in Galloway, OH. You’ll lead the maintenance team, drive quality work orders, and partner with the Property Manager to uphold Coastal’s standards of service.

The role is full-time, field-focused (about 75%), with on-call duties, a competitive wage, quarterly bonus, renewal commissions, and opportunities to advance within a luxury apartment community.

Qualifications

• High school diploma or equivalent required; Bachelor's preferred.
• At least 2 years in student housing/multi-family maintenance.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or able to obtain within 6 months at properties with a pool.
• Must live within 30 miles and have reliable transportation.
• Must be able to lift up to 50 lbs and use a ladder.
• Frequent walking and field maintenance tasks expected.

Responsibilities

• Lead maintenance team with training, motivation, and development to meet daily tasks and goals.
• Prioritize, assign, and quality-control work orders; monitor daily completion.
• Supervise high-level/urgent work orders (HVAC, electrical, plumbing, carpentry).
• Obtain vendor contracts, negotiate pricing, and oversee vendor work.
• Manage unit turnovers and make-readies for new residents.
• Execute preventive maintenance for curb appeal and property integrity.
• Assist in maintenance budget development and parts inventory control.
• Coordinate construction projects with Facilities team as needed.
• Maintain organized, clean work areas and shops; participate in on-call duties.
• Other duties as assigned.

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources and direction to be engaged and successful. You will also spend approximately 75% of your time in the field performing maintenance related tasks.This is a full-time, non-exempt position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

What You’ll Own:

• Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and participating in the daily completion of work orders.
• Knowledge of and ability to supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to: HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
• Manage and execute the turnover of units and make-readies for new residents.
• Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
• Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
• As needed, assist our Facilities team in the coordination all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
• Responsible for overall organization and cleanliness of work areas and maintenance shops.
• Participate in on call emergency duties.
• Other duties as directed and assigned.

What You Bring:

• High school degree or equivalent required, bachelor’s degree preferred.
• At least 2 years’ experience in a student housing, conventional multi-family apartment maintenance field required.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
• Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
