Job summary

Carter-Haston Real Estate Services, Inc. is seeking an on-site Maintenance Associate to help maintain grounds, common areas, and apartment homes, delivering prompt service and a high standard of care.

The role emphasizes OSHA/EPA compliance, efficient service request completion, safety, and inventory coordination with the Service Manager to support the annual budget. A teamwork-focused environment with residents in mind.

Responsibilities

• Responsible for assisting in maintenance of grounds, common areas, and apartment homes in your assigned community.
• Delivering exceptional and prompt service.
• Treating all community members with respect.
• Comply with all OSHA regulations and health/safety policies and procedures.
• Adhere to EPA regulations and update property log.
• Report all unsafe activities or incidents.
• Support expense control by fixing rather than replacing, when applicable.
• Prepare vacant units for occupancy.
• Utilize the Market-Ready Inspection form to ensure accuracy of market-ready units.
• Perform preventative maintenance.
• Maintain pool area in the community.
• Complete service requests in an efficient manner.
• Conduct daily property walks and remove litter, debris, and pet waste.
• Responsible for snow/ice removal of community including walkways, sidewalks, and parking lots.
• Assist Service Manager in maintaining shop and supply inventories in adherence to the annual budget.
• Communicate needs to Service Manager.
• Deliver consistent excellent customer service that yields guest satisfaction through positive ratings and community reviews.
