As a Maintenance Technician, you will work closely with your teammates, including the Community Manager, Leasing Team, Maintenance Team, and Area/Regional Manager, to ensure a seamless experience for our prospects and residents.
We are seeking an experienced, certified Maintenance Technician to perform technical and mechanical tasks, ensuring that the buildings, grounds, amenities, and common areas meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Your Role in Making a Difference:
- Diagnose and perform maintenance and repairs in a timely, professional manner, ensuring all service requests meet company standards.
- Prepare vacant apartments for leasing and move-ins by performing a pre-move-out inspection, creating a maintenance "punch" list, scheduling vendors, obtaining necessary supplies, completing maintenance tasks, and inspecting the finished work.
- Support cost-saving initiatives by repairing parts instead of replacing them when possible, minimizing waste of materials and supplies, and using tools and equipment correctly.
- Access and obtain materials, supplies, tools, and equipment from the maintenance shop, track inventory, return unused items, and notify the supervisor when reordering is needed.
- Ensure documentation and paperwork are completed accurately and promptly to track service requests effectively.
- Occasionally inspect work by contractors and vendors to ensure it meets quality standards, scope, and specifications.
- Provide excellent customer service by interacting respectfully with residents and staff, addressing concerns, responding to complaints, and completing work orders with urgency. Maintain professionalism in stressful situations.
- Complete monthly, quarterly, and annual preventive inspections to identify safety issues, ensure proper maintenance, and communicate concerns to management.
- Perform daily upkeep of buildings and common areas, ensuring the grounds are clean and free of debris, litter, and pet waste.
- Maintain the shop's organization to facilitate quick access to inventory.
- Follow all safety protocols in accordance with OSHA and company standards.
- Participate in on-call emergency service rotation as scheduled.
- Assist with pool maintenance and cleaning.
- Diagnose and/or replace appliances and equipment as needed.
- Complete special projects as assigned.
What You Bring to the Team:
- A professional demeanor and appearance
- High School Diploma or GED Equivalent
- 1-3 years of apartment maintenance experience or a similar background
- Strong communication and interpersonal skills, with the ability to connect with individuals at all levels
- Proficiency in internet use, word processing, spreadsheets, and database management for reporting
- Strong knowledge of property management software (preferably Entrata)
- Valid Driver's License
- EPA Certifications (Type I and II or Universal) for refrigerant recycling and any other certifications required by state and local regulations
- Certified Pool Operator
Physical Requirements:
- Ability to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance
- Frequent standing, walking, reaching, climbing, stooping, and squatting. Occasional sitting and keyboard work.
- Comfort with mechanical and electrical equipment, as well as hazardous materials.
- Ability to work at heights and handle heavy lifting when required.
- Routine local travel for business-related tasks such as meetings and training may be required, with occasional non-local travel for business responsibilities.
- Ability to work rotating weekend and on-call schedule.
