Job summary

Morgan Properties seeks an Apartment Maintenance Technician for the Fairport, NY community. You will troubleshoot HVAC, appliances, plumbing, carpentry, and electrical issues to keep resident homes in excellent condition.

Responsibilities include responding to maintenance tickets, performing preventive upkeep, and coordinating with residents and staff. A valid driver’s license and the ability to commute within 30 minutes are required; EPA/CFC certification is preferred.

Qualifications

• Experience troubleshooting HVAC, appliances, plumbing, electrical and carpentry.
• Ability to respond to maintenance requests promptly and professionally.
• Valid driver’s license and reliable transportation required.

Responsibilities

• Troubleshoot service issues across HVAC, appliances, carpentry, electrical and plumbing.
• Maintain interior and exterior areas to company standards and legal requirements.
• Respond to maintenance tickets promptly and communicate updates to residents and staff.
• Assist with preventive maintenance and on-call responsibilities as needed.

As a Maintenance Technician at Morgan Properties, you will:

• Be responsible fortrouble-shooting service issues including, but not limited to, HVAC, general appliance, carpentry, electrical and plumbing.
• Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws
• Respond promptly and efficiently to maintenance service tickets
• Communicate clearly and professionally with residents and office staff regarding repairs and updates

Compensation & Incentives

• Base Pay: $23.00 – $26.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday – Friday: 8:00 AM – 5:00 PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events

What We’ll Expect From You

• Active, valid driver’s license and a personal vehicle
• Ability to live within a 30-minute commute of the property
• HVAC / EPA / CFC certification preferred
• One year of related experience or an equivalent combination of education and experience
