Job summary

POAH Communities seeks a Maintenance Technician for Sugar River Mills in Claremont, NH. This role leads hands-on maintenance across a historic asset, ensuring safe, secure and comfortable homes for residents.

The position requires the ability to work on call and weekends, with a focus on preventive maintenance and timely make-ready work. The ideal candidate has at least 1 year of apartment maintenance experience and an HVAC certification is preferred.

Qualifications

• 1 year of apartment maintenance experience or equivalent.
• HVAC certification preferred.
• Must have a valid driver's license and auto insurance.
• Must be able to work a flexible schedule including weekends and on-call shifts.
• Knowledge of hand tools, power tools, and basic maintenance equipment.

Responsibilities

• Ensure a safe, secure, and comfortable living environment for residents and staff.
• Follow EPA and OSHA regulations and maintain compliance.
• Inspect properties and coordinate make-ready repairs as needed.
• Schedule and perform routine preventative maintenance on equipment.
• Maintain clean and safe work areas and assist with grounds keeping.
• Diagnose and perform minor repairs and maintenance tasks.
• Coordinate make-ready repairs and services for vacant units.
• Assist in maintaining overall property upkeep and curb appeal.

About The Role

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician. This individual will be a bright and dynamic leader with hands-on experience. Sugar River Mills, a complex of converted mill buildings along the Sugar River, represents a highly valuable affordable housing asset to Claremont, New Hampshire and the surrounding area. Located just outside downtown Claremont, the property is one of the very few affordable rental properties in the area. The property, which was built as a textile mill in the 1800s, was converted to housing in 1982 and includes 139 apartments for low-income seniors and 23 family-sized townhouses. An investment fund from Prudential Insurance and the cooperation of the New Hampshire Housing Finance Agency allowed POAH to purchase Sugar River Mills in 2007 and preserve its affordability.

About Your Impact

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.


• Being knowledgeable of pertinent laws and EPA and OSHA regulations.


• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.


• Scheduling and performing routine preventative maintenance on all appropriate equipment.


• Performing work area clean-up and safety related duties.


• Diagnosing and perform minor and routine maintenance/repairs.


• Insuring all make-ready repairs and services are completed.


• Inspecting and helping coordinate all needed make-ready repairs and services.


• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

About You

• Must have at least 1 year experience in apartment maintenance.


• High School diploma or GED required. HVAC certification preferred.


• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.


• Must be able to work a flexible schedule with weekends and on-call basis as necessary.


• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices.


• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.


• Must be able to work in all weather conditions.
