Position Summary
Under minimal supervision, the Maintenance Technician is responsible for executing maintenance throughout GSGLA facilities to include diagnosing problems and making repairs in order to maintain the high-quality physical condition of its properties, according to the operating and safety standards of GSGLA. The Maintenance Technician must ensure that service requests and repairs are completed in a timely manner.
Essential Duties & Responsibilities
- Work independently with minimal supervision and resolve complex problems out in the field.
- Take on the role of project lead as it relates to projects on assigned properties.
- Manage vendor relationships on assigned properties and ensure GSGLA is receiving excellent value from janitorial, security, landscaping, and other service providers.
- Provide courteous, consistent, professional, and knowledgeable customer service while adhering to GSGLA policies and procedures.
- Perform a variety of work in the maintenance and repair of buildings and grounds at various assigned facilities/sites to include:
- Diagnose and repair problems in such areas as HVAC, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (ponds, pools, etc.), and waste management systems.
- Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
- Organize and prioritize service requests and general maintenance tasks.
- Adhere to maintenance schedules, maintenance budget, and maintain an inventory of supplies and tools sufficient for providing the appropriate level of service.
- Inspect assigned properties, buildings, and grounds on a preset schedule to identify maintenance needs, make necessary repairs, and plan future projects.
- Respond to requests and work with staff to minimize/resolve problems and complaints and follow through to ensure issues are resolved.
- Apply all applicable GSGLA policies and procedures such as, but not limited to, company operating and safety standards and promote safe work practices.
- Carpentry: Perform basic rough and finished carpentry work in construction and repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.
- Electrical: Perform basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits, and appliances; repair lighting systems; and inspect electrical systems for unsafe conditions.
- Plumbing/Painting: Identify and perform repairs of plumbing leaks or breaks; open clogged lines and drains; replace washers and other minor parts; maintain and monitor septic systems; apply and prepare various surfaces for paint, enamel, lacquer, varnish, or stain; and repair wall coverings.
- Grounds Maintenance: Maintain grounds in a clean and orderly manner including mowing, trimming, weeding, aerating, and fertilizing lawns; replace plants as needed; set sprinklers; replace broken sprinkler heads; adjust automatic time clocks and system pressure if necessary; maintain grounds maintenance equipment; trim tree branches that create hazardous situations; install and maintain drinking fountains; and repair/replaces hot water heaters.
- Supervise vendors and service providers and escalate issues as appropriate.
- Follow all safety guidelines at all times, report hazards or accidents in a timely manner.
- Comply fully with GSGLA’s financial policies and procedures.
- Willing and able to be “on call” for emergencies.
- Other duties as assigned.
Qualifications
- A typical way of obtaining the knowledge, skills, and abilities outlined above is graduation from high school or G.E.D. equivalent AND 3-5 years of experience in commercial property maintenance or a building trade.
- Certification/formal training from a trade school or trade union in any of the following trades is required: HVAC, electrical, plumbing, or carpentry.
- Ability to read and write English as demonstrated by clear and concise written and verbal communications.
- Knowledge of methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring.
- Ability to perform basic arithmetic skills such as measurement addition, subtraction, multiplication, and division.
- Ability to frequently use general maintenance tools, supplies, and equipment.
- Ability to frequently handle and use chemicals and general cleaning supplies.
- Ability to frequently transport up to 60 pounds variable distances.
- Ability to operate motorized vehicles as needed to perform required duties.
- Ability to frequently sit, stand, walk, stoop, kneel, crouch or crawl and climb (stairs, ladders, etc.).
- Able to perform this job safely, without endangering the health or safety of him/herself or others.
- Follow oral and/or written instructions; excellent communication skills, written and verbal, with English language proficiency.
- Willingness to work outside in inclement weather (if necessary).
- Strong computer skills, including Microsoft Word and Outlook.
- Possession of a valid California driver's license and automobile insurance.
