Job summary

Wendover Management, LLC seeks a full-time Maintenance Technician for Rochester Park, an 84-unit senior community in Brooksville, FL. You will maintain grounds, buildings, and common areas, perform make-ready tasks, and troubleshoot HVAC, electrical, plumbing, and carpentry issues to keep residents safe and comfortable.

This hands-on role requires a high school diploma, reliability, teamwork, and a proactive approach to safety.

Qualifications

  • High school diploma or equivalent.
  • Experience in property maintenance is a plus.
  • Knowledge of light carpentry, drywall repair, painting.
  • Troubleshooting HVAC, electrical, mechanical issues; certification a plus.
  • Detail-oriented with safety and presentation mindset.
  • Customer service focus and team player.

Responsibilities

  • Maintain cleanliness and functionality of grounds, amenities, exteriors, and shared spaces.
  • Remove trash from offices, perimeters, and trash chutes.
  • Prepare units for new residents; assist make-ready tasks.
  • Clean and stage apartments and models to standard.
  • Troubleshoot and repair maintenance issues (HVAC, electrical, plumbing, carpentry).
  • Support with maintenance needs; escalate larger concerns.
  • Maintain curb appeal via daily inspections and upkeep.
  • Assist with emergency responses and safety procedures.
  • Keep maintenance shop organized and stocked.
  • Collaborate with staff on projects and resident needs.
  • Contribute to a culture of safety, service, and accountability.

The position?

We are seeking a full-time Maintenance Technician for our community, Rochester Park- an 84-unit senior community located in Brooksville, FL.

What are my responsibilities as a Wendover Maintenance Technician?

Responsibilities:

  • Maintain the overall cleanliness and functionality of grounds, amenities, building exteriors, leasing office, and shared spaces
  • Ensure trash is removed regularly from office areas, community perimeters, and trash chutes/compactors
  • Prepare units for new residents by supporting make-ready efforts—including trash removal and minor repairs
  • Clean and prepare available apartments and models to our standard of excellence
  • Troubleshoot and repair a range of maintenance issues, including mechanical, electrical, HVAC, plumbing, and carpentry
  • Assist with maintenance needs across the community and upscale larger concerns to the Service or Community Manager
  • Maintain curb appeal through daily visual inspections and proactive upkeep
  • Support emergency response efforts including hazardous weather, flooding, or fire events
  • Keep the maintenance shop clean, organized, and stocked
  • Collaborate with office staff on community projects or resident needs as requested

Requirements
  • High school diploma or equivalent required
  • Previous experience in property maintenance is a plus
  • Working knowledge of light carpentry, drywall repair and texture, and painting
  • Comfort with troubleshooting HVAC, electrical, and mechanical issues (certification a plus or desire to obtain)
  • A keen eye for detail and a proactive mindset toward safety and presentation
  • Customer service focus with a positive, team-first attitude
  • Ability to multitask and shift priorities in a fast-paced, people-centered environment
  • Demonstrated proficiency in Microsoft Office and industry-specific property management and maintenance tracking systems, with the ability to accurately document work orders, manage schedules and inventory digitally, communicate efficiently, and support data-driven decision-making

What are the Working Conditions/Environment/Physical Demands of this position?
  • This is a full-time role requiring flexibility, including on-call rotation, some weekend work, and occasional overtime. This role is active and hands on, requiring physical stamina, agility, and attention to detail to ensure a safe, well-maintained community.
  • Frequent walking, standing, bending, kneeling, and climbing throughout the day
  • Ability to lift and carry up to 50 pounds unassisted
  • Use of ladders, power tools, and other maintenance equipment as needed
  • Comfort working in a variety of indoor and outdoor conditions—including heat, cold, rain, and humidity
  • Manual dexterity to handle small parts, tools, and repairs
  • Occasional work from heights or in confined spaces
  • Ability to respond quickly in emergency or time-sensitive situations
  • Reliable mobility throughout the property to complete tasks across buildings, units, and common areas
