You will maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to residents.
Diagnose and resolve maintenance issues in apartment homes, exterior, and common areas, including plumbing, electrical, carpentry, HVAC, appliances, and pools.
Complete service requests within 24 hours.
Be available and willing to respond to 24-hour maintenance emergency calls.
React promptly to all emergency situations.
Prepare apartments for new residents following RKW standards.
Perform daily maintenance of property grounds for excellent curb appeal.
Maintain an environment that provides satisfactory resident service.
Perform casual labor, such as lifting/moving heavy items, following safety procedures.
Inspect building mechanical systems/equipment regularly to ensure proper performance and maintenance.
Monitor and adjust controls for building systems like air conditioning and boilers.
Inspect common areas routinely to ensure cleanliness and aesthetic appeal.
Report all problems, including those outside the listed responsibilities, to the Maintenance Supervisor.
Maintain good working relationships with staff.
Keep assigned equipment in good condition.
Follow all safety standards and precautions to ensure a safe work environment.
Utilize new equipment properly and follow safety procedures.
Respond to emergency maintenance requests as needed.
Assist in maintaining records of scheduled maintenance.
Perform additional projects and duties as assigned by supervisors.
Must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made for individuals with disabilities.
High school diploma or GED; two (2) years related experience in apartment maintenance or a related field; or equivalent combination of education and experience. HVAC certification required. Swimming pool certification is a plus. Valid driver’s license with a clean record required.
Must detect auditory and visual alarms. The environment is usually low to moderate noise. Capable of grasping, reaching, navigating the property, and performing physical tasks, including lifting up to 100 pounds occasionally.
Visual abilities include close, distance, and color vision.
Exposure to various conditions including humidity, mechanical parts, fumes, outdoor weather, extreme cold/heat, and electrical hazards. Noise level is usually loud. This is a drug-free workplace and an equal opportunity employer.
