Job summary

Colorado Coalition for the Homeless is seeking a Maintenance Technician II to perform skilled maintenance across RPMC housing facilities. You will diagnose, repair, install and service electrical, plumbing, carpentry and appliances, manage work orders, and ensure safety standards are met.

Strong hands-on experience in multi-family settings, valid Colorado driver’s license, and relevant certifications (HVAC, Plumbing, Electrical) are preferred.

Qualifications

• High school diploma or equivalent.
• Certifications in HVAC (NATE), Plumbing, Electrical, EPA, CAMT preferred; combination with experience acceptable.

Responsibilities

• Perform skilled maintenance tasks including inspection, diagnosis, troubleshooting and repair of building systems.
• Handle work orders, preventive maintenance, turnovers and custodial duties.
• Coordinate tasks with teammates and communicate status with managers and tenants.
• Operate tools and equipment safely and maintain organized storage areas.
• Adhere to OSHA standards and safety procedures in all tasks.

Job Summary

The Maintenance Technician II will independently perform a variety of skilled maintenance duties involving in the inspection, diagnosis, troubleshooting and repair within all RPMC communities, while mastering the large diversity of systems and practices within the department. Duties for this role include such tasks as work orders, general maintenance, electrical, plumbing, carpentry, appliance installation/repair, custodial functions, complete unit turnovers, etc. while always ensuring all safety and operational standards.

Performs a variety of skilled duties involving in the inspection, diagnosis, troubleshooting, maintenance, installation, testing, monitoring, repair and servicing of equipment, components, building facilities and any other items associated with RPMC housing facilities of CCH.

• Identify and implement effective courses of action to complete a diversity of daily assigned work task.
• Ensures timely and accurate completion of resident work orders, active and preventative maintenance tasks, maintaining detailed record/log of all actions.
• Coordinates work assignments with other teammate residents or departments, as needed.
• Communicates with team, property manager, tenants and/or all other invested parties on the status of the work in progress and/or completed.
• Operates necessary manual and electric tools and equipment, chemicals and supplies.
• Maintains the facilities storage area/shop area in a neat and organized fashion.
• Ensuring the consistent application of OSHA safety standards (ie- hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout, etc.)
• Performs unit turnovers and/or evictions, including pre-walk of units prior to resident moving out, communicating the scope of work and timeline to property manager, execute turn actions, including possible furniture/item removal and basic custodial functions.
• Assists in keeping the common areas of the community in presentable fashion, including but not limited to items such as trash removal and custodial duties.
• Operates and inspects CCH vehicles for transit to facilities for their respective duties/assignments.
• Strict adherence to confidentiality policies according to resident's rights regulations and courtesy
• Assists the Maintenance Supervisor and Community Manager on special maintenance projects.
• Observes all sections of the CCH property maintenance plan.
• Responds to any and all emergency situations as necessary.

Education and Work Experience

• High school diploma or equivalent education.
• Prior customer service experience working with homeless or low-income population preferred.
• Extensive years of hands-on maintenance experience required, especially in an apartment or multi-family setting.
• Certifications in professional skilled areas of property maintenance such as HVAC (NATE), Plumbing, Electrical, EPA, CAMT, etc. required.
• A combination of maintenance education and extensive experience may be substituted for certification requirements.

• Knowledge of homeless issues and demonstrated sensitivity to and a desire to work with underserved populations.
• Must have a valid Colorado Driver’s License and meet CCH automobile insurance eligibility.
• Solid knowledge of principles, methods, techniques, tools, equipment and machinery commonly used in the field.
• Advanced skills in diagnoses and repair a variety of industrial/mechanical equipment, systems and machinery.
• Expertise with the use hand tools, measuring tools and other precision and diagnostic instruments.
• A strong understanding of ordinances and regulations and safety practices pertaining to the trade.
• Advanced knowledge, skill and ability to comply with OSHA safety standards (ie- hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout, etc.)
• Able to follow and apply written and oral work instructions, exercising independent judgment within established guidelines.
• Ability to compute advanced shop mathematics, read and interpret plans, lists, specifications, manuals and/or blueprints.
