Job summary

Oakmont Northville is seeking a Maintenance Technician to assist the Maintenance Supervisor in keeping all building systems and assets in good repair. You will perform preventive maintenance, repairs, inspections, and routine janitorial tasks to ensure a safe, comfortable living environment for residents.

The job requires weekend/evening availability, basic carpentry and plumbing skills, ability to read blueprints, and knowledge of building codes.

Qualifications

  • One year of building maintenance experience; three years preferred.
  • Knowledge of Standard Precautions, Disaster Preparedness, OSHA, and related regulations.

Responsibilities

  • Responds to maintenance requests daily and maintains file of repairs.
  • Keeps building in good repair and performs preventive maintenance.
  • Performs routine maintenance and repair of boilers, water heaters, pumps, sprinklers, etc.
  • Works weekends and after-hours as community needs require.
  • Performs routine janitorial duties to keep building and grounds clean.
  • Snow removal for walkways and landscaping duties as needed.
  • Inspects interior and exterior of building regularly.
  • Monitors security systems and participates in fire system checks.
  • Assists with preparing vacant units for occupancy (painting, drywall, plumbing).
  • Maintains manuals, operating instructions, and supplier records.

Job description

Position Summary

In keeping with our organization’s goal of improving the lives of the Residents we serve; the Maintenance Tech assists and supports the Maintenance Supervisor in maintaining all physical plant assets on the property. The Maintenance Tech supports the day-to-day operations of the maintenance department including preventive maintenance, repairs, and inspections.

Principal Duties and Responsibilities

  • Responds to maintenance request forms daily, and maintains file of statistics of repairs on each unit.
  • Makes sure all aspects of the building are in a good state of repair.
  • Performs routine preventive maintenance and repair of all system (i.e. boilers, hot water heaters, circulating pumps, sprinkler systems, etc.) per the preventive maintenance program.
  • Works weekends and off hours based on the needs of the community.
  • Performs routine janitorial duties in order to keep building and grounds clean and neat.
  • Snow removal of all walkways and landscaping not performed by outside contractors.
  • Performs routine inspections of interior and exterior of building.
  • Monitors that security systems are in working order.
  • Supports the Maintenance Supervisor in monitoring fire alarm systems and fire extinguishers are in working order and scheduled yearly fire systems audits are conducted.
  • Must be able to change toilets and seats, change furnace filters, and garbage disposals
  • Must be able to properly caulk windows, trim, counters, etc.
  • Reports when supplies must be ordered, assists in maintaining proper amount of supplies. Orders supplies when directed by Maintenance Supervisor.
  • Prepares vacant units for occupancy (painting, repairing drywall, plumbing fixtures etc.).
  • May be required to obtain CDL license.
  • Keeps a file of basic operating instructions for all equipment and manufacturers service manual.
  • Maintains dumpster area and monitors trash pickup.
  • Meet/exceed established performance goals. Additional performance requirements may be communicated.

Supervisory Responsibility
  • This position does not have supervisory responsibility.
Requirements

Required/Desired Qualifications:

Education, Training, and Experience
  • Must have driver's license in good standing and the ability to obtain CDL License
  • High School diploma or equivalent.
  • One year experience working in a building maintenance capacity, three years preferred.
  • Preferred experience in the healthcare setting.
  • Knowledge of Standard Precautions, Disaster Preparedness, OSHA, and other state/federal regulations.
Specific skills, knowledge, and abilities
  • Must have working knowledge of carpentry, preventative maintenance and ground maintenance.
  • Ability to communicate effectively and read blueprints, building plans and repair manuals.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine that repairs are needed.
  • Basic knowledge of building codes, regulations, and standards applicable to facility operations.
  • Basic knowledge of electrical systems, plumbing, refrigeration and heating preferred.
  • Basic computer knowledge required.
Other Special Requirements
  • Must have hand/eye coordination sufficient to use small and large tools and machinery, hammer and nails, power drill and screwdriver.
  • Tolerates frequent exposure to blood, body tissues, and fluids, with occasional exposure to hazardous materials and infectious diseases. Frequent exposure to chemicals and latex and plastic materials used for personal protective equipment.
  • Manual dexterity required to operate modern office equipment and other equipment.
  • Ability to travel as needed or assigned.
