Job summary

Madison Apartment Group is seeking a skilled Maintenance Technician to join our team in Monument, CO. You will perform repairs, troubleshooting, and preventive maintenance to ensure a safe, comfortable living environment for residents.

Responsibilities include routine maintenance, inspecting appliances, HVAC systems, plumbing, and fixtures; documenting work orders and inventory; reporting safety concerns; and helping restore units to market-ready condition. Valid driver's license required.

Qualifications

Minimum of two years of maintenance experience; multifamily industry experience preferred.
CPO and HVAC certification preferred; ability and willingness to obtain required.
Experience in maintenance systems, including inventory control, preventive maintenance, and work order record-keeping.
Proficiency in mechanical systems and equipment, including HVAC, plumbing, carpentry, electrical troubleshooting, and use of diagnostic equipment.
Strong written and verbal communication skills.
Demonstrated ability to troubleshoot and problem-solve.
Ability to perform in a busy, changing, multi-tasking work environment.
Valid driver’s license required.

Responsibilities

Perform routine preventive maintenance as directed by the Maintenance Supervisor and Property Manager.
Maintain awareness of the condition of the property and unit interiors; immediately report and/or correct unsafe conditions.
Assist in keeping grounds neat and free of litter by raking, sweeping, shoveling, and plowing as necessary.
Sharpen, clean, store, lubricate, adjust, and repair tools and other company equipment.
Maintain knowledge of spare parts/supplies inventory and inform the Maintenance Supervisor of shortages.
Perform work area clean-up and follow safety-related procedures.
Diagnose and perform minor and routine maintenance/repairs.
Restore apartments to "market ready" status by checking and replacing lights, repairing windows, latches, screens, and more.
Inspect and maintain appliances, plumbing, HVAC systems, and other fixtures.
Assist in moving heavy appliances and equipment as necessary.
Change locks and make keys when required.
Perform minor repairs to bathroom tiles, plaster holes in walls, and paint as necessary.
Maintain awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
Report major repairs and requisition needs to the Maintenance Supervisor and Property Manager prior to expenditure.
Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, state & federal laws, OSHA, and all other laws pertaining to housing.
