Job summary

Woodward Management Partners seeks a hands-on maintenance professional to oversee all phases of maintenance operations within budgetary goals. You will manage repairs for occupied and vacant apartments and collaborate with the Community Director to uphold quality standards.

Responsibilities include ensuring safety, regulatory compliance, and efficient turn-around on service requests. A valid driver’s license, physical stamina, and HVAC knowledge are essential, with a CPO preferred.

Qualifications

• HVAC knowledge is required; CPO license preferred.
• Must have valid driver’s license and dependable transportation.
• Ability to lift up to 50 lbs and perform physical tasks daily.

Responsibilities

• Represent Woodward Management Partners professionally at all times.
• Maintain a professional, courteous attitude with residents, vendors, employees and the public.
• Ensure compliance with Federal Fair Housing laws and ADA and local regulations.
• Operate within OSHA safety standards and company policies.
• Communicate issues to the Community Director affecting operations or finances.
• Make daily decisions to control expenses within the operating budget.
• Inspect property daily for curb appeal and safety issues.
• Complete maintenance tasks and service requests within 24–48 hours.
• Manage inventory of ready apartments to lease and turn vacancies in 3–5 business days.
• Conduct exterior light inspections and maintain a preventive maintenance schedule.
• Provide on-call emergency services as required.
• Assist in managing subcontractors or perform subcontractor tasks as needed.
• Assist in other duties assigned by Service Director and Community Director.

Job description

• Responsible for all phases of maintenance operations while operating within budgeted financials goals of property under direction of Service Director.
• Performs various maintenance duties necessary to maintain and enhance the value of the community.
• Handles repairs and improvements of occupied and vacant apartments.
• Works as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and ultimate financial success.
• Make daily decisions to ensure that expenses are controlled as outlined in approved operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service request in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of "ready" apartments to support community's leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure that all exterior lights are in operational order. Maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assists in keeping the grounds and common areas free of trash and debris.
• Assists Service Director in the management of subcontractors or performs the work normally assigned to a subcontractor based on the skill set of the employee.
• Performs other duties as assigned by Service Director and/or Community Director.

POSITION REQUIREMENTS:

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have HVAC knowledge and a CPO license is preferred.
