**Position:** Maintenance Team Member (Full-Time, Non-Exempt)

**Compensation:** Hourly Rate, plus Benefits and Bonus eligibility

**Summary:** The Maintenance Team Member is responsible for maintaining and enhancing community value and resident living experience by resolving maintenance issues efficiently.

**Responsibilities:** (Including but not limited to)

• Maintain facility and grounds based on community objectives.
• Follow safe operation, maintenance, and repair practices for all equipment, complying with health, safety, OSHA policies, and reports.
• Respond promptly to work orders, including after-hours requests, participating in on-call rotation.
• Inspect public areas and apartments to ensure proper maintenance and standards.
• Adhere to record-keeping requirements for air conditioning, refrigeration, pools, and spas per regulations.
• Secure storage areas, tools, and equipment at all times.
• Participate in required training programs.

**Qualifications:**

• 3-5 years of relevant maintenance experience.
• Excellent customer service, attention to detail, and basic maintenance skills.
• Knowledge of pool service and maintenance required.
• High school diploma or GED preferred.
• Ability to lift at least 75 lbs and work 8-12 hour shifts standing.
• Availability for weekends and on-call emergencies.

**Preferred Experience:** Maintenance, Technician, Maintenance Mechanic, Service Technician, HVAC, Lead Technician, Maintenance Engineer.

**Work Environment:** Inside and outside work, exposure to weather, odors, landscape, and potential hazards. Reasonable accommodations available.

**Physical Demands:** Regular use of hands, standing, walking, reaching, climbing, lifting weights of 75 lbs, and working in all weather conditions. Some travel may be required.
