POSITION: Maintenance Team Member (Full-Time, Non-Exempt)

COMPENSATION: Hourly Rate, plus Benefits and Bonus eligibility

SUMMARY

The Maintenance Team Member is responsible for protecting, maintaining, and enhancing the value of the community while maximizing the living experience for residents. This involves resolving resident maintenance issues efficiently and professionally.

RESPONSIBILITIES

• Maintain the facility and grounds according to community objectives.
• Operate, maintain, and repair facility equipment safely, complying with health, safety, OSHA standards, policies, and procedures.
• Respond promptly to work orders, including after-hours on-call requests, participating in the on-call rotation.
• Inspect public areas and resident apartments to ensure maintenance standards are met.
• Follow record-keeping requirements for air conditioning, refrigeration, pools, and spas as per regulations.
• Keep storage areas, tools, and equipment secure.
• Participate in Cardinal U training as required.

QUALIFICATIONS

• 3-5 years of relevant maintenance experience.
• Excellent customer service, attention to detail, and basic maintenance skills.
• Knowledge of pool service and maintenance required.
• High school diploma or GED preferred.
• Ability to lift at least 75 lbs and work 8-12 hour shifts standing.
• Availability to work weekends and be on call for emergencies.

WORK ENVIRONMENT

PHYSICAL DEMANDS

Regularly required to use hands, stand, walk, reach, climb, and squat. Must be able to access all property areas and work outside in all weather conditions. Capable of pushing, pulling, lifting, and maneuvering at least 75 lbs. Vision abilities include close, distance, color, peripheral, and depth perception. Travel may be required for property assistance or training.
