Job summary

Apartment Management Consultants in California is seeking a Maintenance Supervisor to lead the on-site maintenance team, oversee daily tasks, prepare vacant units for occupancy, and coordinate vendor work to maintain property standards. The ideal candidate has HVAC, plumbing, and electrical knowledge, strong communication skills, and supervisory experience.

You’ll work hands-on with power tools and maintain positive relationships with residents and staff.

Qualifications

• HVAC, plumbing, and electrical knowledge.
• Self-motivated with attention to detail.
• Ability to operate various hand tools including power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Effective communication skills.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance.
• Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel with the manager.
• Assist in training of all service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Take initiative to improve processes and maintenance methods.
• Maintain MSDS sheets and replacement logs.
• Hold the maintenance team accountable to meet expectations including attendance.
• Schedule and assist in supervision and selection of all vendor work.
• Oversee inventory, ordering, and delivery of supplies for service, custodial and grounds departments.
• Ensure OSHA standards and safety policies are followed.
• Handle lock-outs due to evictions and provide 24-hour response to service requests.
• Be available on an on-call basis.
• Report unusual circumstances regarding property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.
