Job summary

Ambling Property Investments is seeking an experienced maintenance supervisor for Blue Ridge Apartments in Kingsport, TN. You will coordinate and supervise maintenance staff, perform preventive tasks, manage inventory, and ensure high safety standards across the property.

You will handle service requests, assist with contractor oversight, and participate in quarterly inspections and make-ready processes for vacant units. A valid driver’s license and HVAC certification are required.

Qualifications

• High school diploma or GED; literacy in English.
• 1–3 years related maintenance experience.
• Basic computer skills; familiarity with property management software (One-Site, Real Page).
• Valid state driver’s license and HVAC certification.
• Authorized to work in the United States.

Responsibilities

• Schedule and complete preventative maintenance checks.
• Maintain inventory controls for cost effective operations.
• Complete make-ready process of vacant apartments including painting and cleaning when required.
• Assist in monitoring all work performed by outside contractors and respond to 24-hour emergency maintenance requests.
• Train new maintenance staff and assist with performance reviews.
