Job summary

Automatic Data Processing, Inc. is seeking a Maintenance Supervisor for a multi-family community in SW Portland. The role is in-person, full-time, with a Monday-Friday 8:00am-4:30pm schedule, including after-hours on-call on a region-based rotation.

You will lead maintenance tasks, ensure safety and code compliance, manage vendor relations, and support resident experience with timely work orders and a proactive upkeep mindset.

Qualifications

• HS diploma or equivalent required.
• 2+ years in multi-family maintenance.
• Own hand tools and basic maintenance equipment.
• General knowledge of groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical/plumbing.
• HVAC and pool maintenance knowledge a plus.
• Demonstrates teamwork, integrity, customer service, and strong communication.
• Able to multi-task; cost/benefit decision making; pursue development.

Responsibilities

• Perform general maintenance tasks across building and grounds.
• Respond to after-hours emergencies on rotating on-call schedule.
• Complete work orders within 24 hours; maintain cleanliness and curb appeal.
• Inspect property grounds, building structure, and fixtures; ensure safety codes.
• Coordinate with Property Manager and vendors; manage inventory and preventive repairs.
