Job summary

Timberland Partners is seeking a Maintenance Supervisor for The Element in Kansas City, MO. The role oversees all general maintenance for a 276-unit community, coordinating routine and preventive tasks, vendor work, and make-ready turnover to ensure quality and tenant readiness.

The position includes a Monday–Friday schedule with occasional on-call rotation and a competitive benefits package. EPA 608 and CPO certifications are required, with preference for CAMT or boiler licenses.

Qualifications

• EPA Section 608 required.
• High school diploma or equivalent strongly preferred, college-level/trade school preferred
• 3+ years of general maintenance experience
• 6+ months in a multi-family or institutional work order environment.
• Preference for CAMT, boiler license, electrical, plumbing, first aid certifications.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
• Preference for candidates with vendor and contract management, budgeting and inventory control, and problem-solving experience.
• "Can Do" attitude required
• Basic computer proficiency preferred
• YARDI experience preferred

Responsibilities

• Repair of the building exterior, grounds, mechanical systems, plumbing, etc.
• Establish and maintain schedules for routine maintenance, landscaping, cleaning, painting, turnover work, etc.
• Implement and follow a preventive maintenance program
• Supervise all contract work and payments to ensure quality
• Ensure vacated apartments are in make-ready condition for showing and renting
• Serve as on-call emergency maintenance contact at night or weekends
• Operate property within budget and notify Community Manager of expected variations
• Maintain inventory of tools, furniture and accessories
• Attend trade association meetings and seminars when possible
