Job summary

Roundhouse is seeking an experienced Maintenance Supervisor in Belgrade, MT to lead maintenance teams and partner with the Community Manager to keep properties safe, efficient, and ready for residents.

You will oversee repairs, inspections, and vendor coordination while managing budgets and schedules to meet quality standards. A strong background in building systems and preventive maintenance is required.

Qualifications

• High school diploma or equivalent.
• 3+ years of property maintenance experience, including 2+ years in a supervisory role.
• Knowledge of building systems, safety standards, and preventive maintenance.
• Experience with plumbing, electrical, HVAC, carpentry, and CPO systems.
• Excellent organization, communication, and customer-service skills.
• Proficiency in Microsoft Office and maintenance management software.
• Valid driver's license.
• Ability to work independently in a fast-paced environment.
• Physical capacity to lift up to 50 pounds, stand/walk long periods, climb ladders, and work outdoors in all weather.

Responsibilities

• Lead and develop maintenance technicians, housekeepers, and groundskeepers through daily assignments and training.
• Oversee property maintenance, repairs, and inspections for safety and compliance.
• Run regular property, fire, pool, and annual inspections and address code violations.
• Manage make-ready schedules, unit turns, and vendor coordination for timely move-ins.
• Lead capital and renovation projects with the Facilities Manager, meeting timelines and budgets.
• Own vendor relationships and assist CapEx planning and execution.
• Monitor maintenance budgets and inventory.
• Keep accurate records for work orders, preventive maintenance, and training.
• Partner with Community and Regional Managers on priorities and budgets.
• Communicate progress on property condition and projects.
