Job summary

SPM, LLC is seeking a hands-on Maintenance Supervisor to lead and optimize the upkeep of multiple apartment communities in a fast-paced environment. You will direct maintenance teams, schedule preventive tasks, and coordinate with residents, vendors, and staff to ensure top-quality service and safety.

Responsibilities include diagnosing HVAC, electrical, plumbing issues, overseeing groundskeeping, and maintaining inventories.

Qualifications

• 3 years of property maintenance experience (supervisory or lead tech a plus)
• EPA HVAC Certification (required)
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with strong communication and team-building
• High standards for quality, safety and customer service
• Physical ability to lift 50+ lbs and perform demanding tasks
• Valid driver’s license, auto insurance, and reliable transportation

Responsibilities

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service
• Own day-to-day maintenance of apartment homes and community spaces
• Diagnose and repair HVAC, electrical, plumbing, appliances and more
• Ensure service requests are completed within 24 hours
• Proactively handle preventive maintenance to avoid surprises
• Oversee groundskeeping and curb appeal
• Maintain inventory, track expenses, and anticipate maintenance needs
• Rotate on-call duties and assist with weekend/holiday coverage
• Ensure safety compliance with OSHA standards and company procedures
• Partner with residents, vendors, and office staff to keep operations smooth
