Job summary

SPM, LLC is seeking a hands-on Maintenance Supervisor to lead a maintenance team across apartment communities. You will manage day-to-day upkeep, diagnose HVAC/electrical/plumbing issues, and ensure service requests are completed within 24 hours, while upholding safety and quality standards.

You will partner with residents, vendors, and office staff to keep properties in top condition and enhance resident satisfaction. Leadership and communication are essential traits for success.

Qualifications

• 3+ years of property maintenance experience; supervisory or lead tech experience a plus
• EPA HVAC Certification is required
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with strong communication and team-building skills
• High standards for quality, safety, and customer service
• Physical ability to lift 50+ lbs and perform physically demanding tasks
• Valid driver’s license, auto insurance, and reliable transportation

Responsibilities

• Lead maintenance team to deliver fast, high-quality service
• Oversee day-to-day maintenance of apartment homes and community spaces
• Diagnose and repair HVAC, electrical, plumbing, appliances, and more
• Ensure service requests are completed within 24 hours
• Proactively conduct preventive maintenance to avoid surprises
• Oversee groundskeeping and curb appeal
• Manage inventory, track expenses and anticipate maintenance needs
• Rotate on-call duties and weekend/holiday coverage
• Ensure safety compliance with OSHA standards and SPМ procedures
• Collaborate with residents, vendors and office staff to keep operations smooth
