Job summary

SPM, LLC is seeking a hands-on Maintenance Supervisor to lead a maintenance team across apartment communities. You will manage day-to-day upkeep, diagnose HVAC/electrical/plumbing issues, and ensure service requests are completed within 24 hours, while upholding safety and quality standards.

You will partner with residents, vendors, and office staff to keep properties in top condition and enhance resident satisfaction. Leadership and communication are essential traits for success.

Qualifications

• 3+ years of property maintenance experience; supervisory or lead tech experience a plus
• EPA HVAC Certification is required
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
• Leadership mindset with strong communication and team-building skills
• High standards for quality, safety, and customer service
• Physical ability to lift 50+ lbs and perform physically demanding tasks
• Valid driver’s license, auto insurance, and reliable transportation

• Ensure safety compliance with OSHA standards and SPМ procedures
• Collaborate with residents, vendors and office staff to keep operations smooth

What You’ll Do:

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
• Take ownership of the day-to-day maintenance of our apartment homes and community spaces.
• Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
• Ensure service requests are completed within 24 hours, with care and attention to detail.
• Proactively handle preventive maintenance to avoid surprises and costly repairs.
• Oversee groundskeeping and curb appeal — pressure washing, debris removal, and more.
• Maintain inventory, track expenses, and stay ahead of maintenance needs.
• Rotateon-call duties and assist with weekend/holiday coverage as needed.
• Ensure safety compliance with OSHA standards and SPM procedures.
• Be a partner and problem solver — working closely with residents, vendors, and office staff to keep everything running smoothly.

What You’ll Bring:

• At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)
• EPA HVAC Certification (required)
• Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
