Job summary

EMBREY is seeking a Maintenance Supervisor for its Downtown Austin property to help increase retention and occupancy by maintaining and improving the physical asset. This full-time role reports to the Community Manager and requires HVAC certification, managerial experience, and a valid driver’s license.

You will lead a maintenance team, manage budgets, coordinate repairs, negotiate vendor contracts, inspect units during turnovers, and ensure safety and compliance.

Qualifications

• Proven experience in Property Maintenance
• Three years’ experience as a Manager/Supervisor
• HVAC certified
• Pool certification preferred
• High school diploma or equivalent, preferred
• Valid Driver’s License

Responsibilities

• Ensure compliance within the maintenance team.
• Improve processes and increase workflow efficiency.
• Troubleshoot and implement cost-saving techniques.
• Lead management, training, and retention of quality team members.
• Review pending work orders and allocate appropriately.
• Maintain monthly and yearly budget overages.
• Coordinate maintenance issues, schedules, vendor contracts, and inspections.
• Inspect HVAC units during apartment turns for issues.
• Replace HVAC components and perform major electrical work as needed.
• Meet with the team to discuss daily responsibilities.
• Review schedules and delegate work to proper groups.
• Close out work orders when complete.
• Pursue continuous education through EMBREY University and partners.
• Aim for at least a 4.5 maintenance survey score.
• Evaluate NOI and Revenue Growth of the Property.
• Turn vacant apartments within 5 business days.
• Complete work orders within 48 hrs.
• Stay up to date on certifications.
• Complete other tasks as needed.
